The Head of Sales is responsible for overseeing the end-to-end sales strategy and execution across Central Element's residential and mixed-use developments.
This role will lead project sales performance, agent management, pricing strategy, buyer engagement and reporting, while working closely with Development Managers, Marketing and Directors to ensure projects are positioned and performing at the highest level.
The role requires a commercially minded leader with strong relationships across the Sydney prestige residential market, a deep understanding of off-the-plan sales and the ability to drive both strategy and results.
Key ResponsibilitiesSales Strategy & Performance
Develop and implement project-specific sales strategies across the portfolio
Drive sales velocity, enquiry conversion and revenue outcomes
Monitor market conditions, competitor activity and buyer sentiment
Provide recommendations on pricing, release strategies and inventory management
Oversee achievement of sales targets and settlement performance
Identify risks to project performance and implement corrective actions
Agency Management
Lead and manage all external sales agencies across projects
Hold agents accountable to agreed KPIs, reporting standards and campaign performance
Conduct regular sales meetings and performance reviews with agencies
Manage agent appointments, transitions and briefing processes
Ensure a premium and consistent buyer experience across all projects
Buyer & Deal Management
Oversee key negotiations and high-value buyer relationships
Review offers, deal structures and contract progression
Work closely with legal teams and Development Managers on deal execution
Assist with managing buyer expectations throughout the sales journey
Reporting & Commercial Oversight
Prepare weekly and monthly sales reporting for Directors and stakeholders
Track enquiry, appointment, conversion and settlement metrics
Maintain oversight of project pricing schedules and stock availability
Contribute to project feasibilities and revenue forecasting
Work collaboratively with Marketing, Development and Construction teams
Provide strategic input into branding, positioning and go-to-market campaigns
Assist with project launches, display strategy and sales suite presentation
Represent Central Element professionally within the industry and market
Skills & Experience
Minimum 8–10 years' experience in residential project sales or property development
Strong knowledge of the Sydney prestige and off-the-plan market
Proven experience managing external sales agencies and driving performance
Strong commercial acumen and negotiation capability
Excellent communication and stakeholder management skills
Experience working with luxury or design-led developments highly regarded
Ability to operate strategically while remaining hands‐on
Established industry relationships across agents, buyers and consultants preferred
