Primary Duties
1. Listing & Prospecting
2. Proactively prospect for new listings through calls, door knocking, database follow-up, and local networking.
3. Manage and grow your personal database, ensuring consistent engagement with potential vendors.
4. Conduct appraisals and listing presentations that align with Buxton's premium standards.
5. Campaign Management
6. Oversee end-to-end property campaigns, from listing preparation to post-sale follow-up.
7. Work closely with the marketing team to coordinate photography, copy, and advertising.
8. Deliver high-quality buyer inspections and provide accurate feedback to vendors.
9. Manage auction and private sale campaigns with precision and energy.
10. Client Relationship Management
11. Build and maintain long-term relationships with vendors, buyers, and local homeowners.
12. Provide expert guidance, market insights, and transparent communication throughout every campaign.
13. Uphold exceptional service standards that reinforce repeat and referral business.
14. Negotiation & Sales Performance
15. Lead negotiations to achieve premium sale prices for clients.
16. Accurately assess buyer interest and manage offers with professionalism and urgency.
17. Consistently meet or exceed monthly sales targets and office benchmarks.
18. Market Knowledge & Presentation
19. Maintain a strong understanding of the local market, suburb trends, and buyer demand.
20. Attend auctions, open homes, and key community events to strengthen visibility.
21. Present properties and yourself in a professional, polished, and trustworthy manner.
22. Team Contribution & Culture
23. Collaborate with the sales, marketing, and admin teams to ensure seamless campaign delivery.
24. Support junior staff and assistants through leadership and mentoring where needed.
25. Contribute positively to the team culture, embodying Buxton's values and reputation.

Key Attributes
* Minimum 2–3 years of residential sales experience with proven results.
* Current Victorian Agent's Representative Certificate or Real Estate Licence.
* Strong negotiation and communication skills.
* Excellent presentation, attention to detail, and personal drive.
* High level of integrity, accountability, and professionalism.
* Team-focused mindset with the ability to work autonomously.
* Proficient in CRM systems ( Box and Dice ) REA/Domain platforms, and digital marketing tools.
