Overview

Mantra Sun City is located in the heart of Surfers Paradise on the Gold Coast, within walking distance from the light rail. The property offers a range of accommodation options from hotel‐style rooms to apartments and penthouses, with sweeping views of the Pacific Ocean or the neighbouring Hinterland, a lagoon‐style pool, dining at the 100‐seated Koastal Kitchen Restaurant, and special events on site.

Purpose

As Building Manager, you are the caretaker of the property and the guardian of its well‐being, with direct oversight of the Maintenance Department. Your responsibilities encompass leading maintenance operations and security, collaborating with diverse stakeholders, and ensuring the building functions seamlessly. With a focus on continuous improvement, you drive the effective performance of the maintenance team while progressively enhancing the building's quality of life through thoughtful, practical solutions.

Primary Responsibilities

* Work closely with the General Manager and support the Body Corporate in creating and managing budgets, financial reporting, and overseeing expenditures, including maintenance department budgets.
* Serve as a liaison between strata owners and the strata committee, ensuring all stakeholders stay well‐informed about building‐related matters, issues, and decisions.
* Organise and supervise routine maintenance and repairs for common areas and shared facilities within the building, including obtaining quotes and ensuring the work meets satisfactory standards.
* Provide direct leadership and oversight of the Maintenance Department, including setting priorities, monitoring performance, and ensuring timely completion of works.
* Engage and supervise contractors, service providers, and suppliers for various building needs, such as landscaping, security, repair and cleaning services, in coordination with the maintenance team.
* Be prepared to respond swiftly to emergencies, including building damage, safety concerns, or security issues, by coordinating necessary actions and resources through the Maintenance Department where required.
* Uphold compliance with pertinent strata laws and state regulations, including maintaining accurate records and conducting meetings in accordance with legal requirements.

Skills And Experience

* Familiarity with strata and a track record of effectively collaborating with body corporates.
* Demonstrated experience leading or overseeing a maintenance team or department.
* A robust skillset encompassing both administration and maintenance capabilities.
* Skilled in stakeholder management and equipped with confident negotiation capabilities.
* Previous experience in property maintenance, building or facility management and the implementation of preventative maintenance programs is advantageous.
