About The Client:

The Assignment:
* Role: Temporary Senior Property Manager / Property Manager
* Duration: ASAP- Beginning of February 2026
* Hours: 8:30am – 5:00pm (flexible; part-time considered)
* Software: Property Tree and Inspection Manager (essential)
* Portfolio: Established, well-documented residential portfolio
* Support: Team Leader, Assistant PM, and additional admin support familiar with the portfolio
* Travel: Frequent local travel for inspections and appointments
* Fuel card provided
Duties:
* Owner communication and relationship management
* Ingoing Property Condition Reports, periodic inspections, and finals (incl. bond negotiations & processing)
* Complex maintenance coordination and compliance oversight
* Application processing, leasing support, and advertising to agency standards
* Arrears management and RTA notice generation to minimise loss
* Court preparation/attendance and insurance documentation
* Accurate trust accounting entries (rents/expenses), ledger investigation, and reporting
* Mentoring/supervising an Assistant PM to ensure correct procedures and progressive learning
About You:
* Minimum 1–2 years' property management experience in WA (Senior PM experience highly regarded)
* Confident across end-to-end PM with strength in finals, bonds, arrears, and complex maintenance
* Excellent knowledge of Property Tree and Inspection Manager (non-negotiable)
* Clear, proactive communicator with owners and tenants; calm problem-solver
* Organised, reliable, and comfortable working both autonomously and within a supportive team
* Current WA Property Manager Registration, recognised PM qualification, and valid driver's licence
* Own reliable vehicle (maintained) and mobile phone capable of email on the go
