A rare opportunity to step into a business‑building role within an established and well‑connected property group.
This is not a standard Property Management position — this is your chance to create, lead and scale an entire division, backed by a strong investor network and an existing pipeline of properties.
You’ll have the autonomy to shape the function from day one, with full ownership across operations, growth, and team development.
The Role You will be responsible for establishing and growing a Property Management business unit, overseeing both the day‑to‑day portfolio and the broader commercial performance.
Key Responsibilities:
Build and launch the Property Management division from the ground up
Manage an initial portfolio while scaling systems and processes
Drive portfolio growth through existing investor relationships and referral channels
Take ownership of
P&L performance, including revenue, costs, and profitability
Develop and implement operational frameworks, service standards, and reporting structures
Recruit, onboard and lead a high‑performing team as the portfolio grows
Implement best‑practice systems across CRM, trust accounting, and reporting
Work closely with internal stakeholders across development, sales and settlements
Business Ownership & Growth This role is designed for someone who wants to run a business within a business.

About You
Proven experience as a Senior Property Manager, Team Leader, or Head of Property Management
Experience building, scaling, or significantly improving a rent roll or PM function
Strong commercial acumen with exposure to budgets, revenue, and performance metrics
Leadership capability with experience hiring, mentoring, and managing teams
Confident working with investors and high‑value clients
Systems‑driven with the ability to implement structure and process
VIC Agents Representative Certificate (or equivalent) required
