Project Manager – High‑Rise | Build Your Career on the Gold Coast
Summary
SIERA is a developer‑builder with big ambitions for residential high‑rise in Queensland. We're after a driven Project Manager to oversee two Gold Coast towers, leading capable site teams and strong subcontractors.
We hold a high bar for who joins our projects. If you're someone who wants to step into an A‑grade environment, take real ownership of programme, cost and quality, and push yourself professionally, this will suit you.
We welcome interstate applicants and will support relocation for the right person.
About SIERA
SIERA is a Brisbane‑based developer‑builder focused on premium residential work across South‑East Queensland, with a major pipeline of high‑rise apartments on the Gold Coast.
We're vertically integrated — we design, build, sell and manage our own buildings — so the quality of our delivery matters for years after completion. Our goal is simple: become Queensland's most respected residential high‑rise builder.
To get there, we're investing heavily in people, systems and modern methodologies. Everyone who joins us has a genuine development pathway and the backing to grow alongside the business.
The Opportunity
As a Project Manager with SIERA, you'll lead two concurrent Gold Coast high‑rise projects from early design and procurement through to handover and defect closure.
We're looking for someone with old‑school work ethic and accountability, supported by modern systems, clear thinking and strong leadership. You'll set the tone on programme, commercial discipline and quality, while lifting the team around you.
You'll work closely with the Head of Construction and Managing Director, influence procurement decisions, and participate in an active development program that includes domestic and periodic offshore site and factory visits tied to key packages.
For someone who wants to stretch themselves and build a long‑term career, the upside is significant.
What You'll Be Responsible For
You'll own the planning and delivery of multiple high‑rise residential projects and be accountable for the outcome. Key responsibilities include:
Taking full ownership from risk review to final defect close‑out across safety, programme, cost and quality.
Setting expectations for Site Managers, Foremen, Safety, CAs, engineers and cadets — and holding the line on standards and behaviours.
Keeping the pace high across both sites, ensuring strong alignment between office and field.
Programme
Owning master and target programmes, pressure testing sequencing and mitigation strategies.
Ensuring site‑driven 3‑week look‑aheads are aligned, realistic and delivered.
Commercial
Building the commercial strategy with your CA's, approving procurement and key letting decisions.
Driving disciplined cost reviews, protecting margin and managing variations with clarity.
Design & Quality
Leading the interface between consultants, design management and site.
Making balanced decisions early to protect quality, risk and commercial outcomes.
Treating safety and quality as non‑negotiables and stepping in when required.
Communication & Reporting
Running clear PCG reporting, internal comms and early escalation so issues are flagged before they become problems.
People & Culture
Building a high‑performance environment with no room for passengers.
Coaching emerging Site Managers, CAs and engineers through structured development and feedback.
Contributing to continual improvement, including system updates and procurement learnings from local and offshore visits.
Who This Will Suit
This role suits a proven PM who's delivered complex projects and wants to take on broader responsibility. You're someone who:
Has run end‑to‑end projects and is ready to manage multiple towers.
Brings a strong work ethic, competitiveness and pride in your craft.
Understands high‑rise or complex build environments — residential, mixed‑use, commercial, education or health.
Handles pressure well, stays composed and makes clear decisions.
Sets high personal standards and cares about how a building performs long after handover.
Is ambitious, hungry to grow and wants to be part of a team that pushes the standard in the industry.
We welcome applicants from across Australia and will support relocation to SEQ for the right person.
What You Bring
Ideally, you'll have:
Solid experience delivering complex buildings from early works to defects.
Strong commercial acumen — budgets, trade letting, variations, forecasting and contract management.
Well‑developed planning and programme capability on larger structures.
Proven ability to lead and get the best from Site Managers, Foremen, CAs, Safety and engineers.
Clear, direct communication — written and verbal — with confidence dealing with senior leadership, development, sales and purchasers.
Qualifications in construction management, engineering or a related discipline, or a respected trade background with strong management performance.
Your application will include the following questions:
* Which of the following statements best describes your right to work in Australia?
* How many years' experience do you have in the construction industry?
* Have you worked in a role where you were responsible for budget management & forecasting?
* How many years' experience do you have with project planning and scheduling?
* Have you worked in a role where you had team and or line management responsibility?
