Development Manager – Pcrew
Location: Gold Coast or Brisbane (with project-based travel across SEQ)

About the Role
Pcrew is looking for a hands-on Development Manager to join our growing team. You'll work directly with the Director to lead projects from site acquisition and due diligence through design, approvals, construction, leasing, and asset performance.
This is a high-autonomy, fast-paced role where you'll be managing real assets, negotiating deals, coordinating consultants, and overseeing delivery. You'll be accountable for ensuring projects meet feasibility, cost, and timing targets and your current QBCC Builder's Licence will be key to your success.

Key Responsibilities
1. Site Acquisition
* Source and assess new opportunities across core industrial corridors
* Lead feasibility modelling, sensitivity analysis, and risk assessment
* Manage negotiations, due diligence, and deal execution
2. Design & Consultant Management
* Drive design and DA strategies aligned with Pcrew's investment goals
* Appoint and coordinate architects, planners, and engineers
* Ensure constructability, cost discipline, and end-user functionality
3. Construction Management
* For builder-led projects: directly manage delivery as a licensed builder
* For tendered projects: prepare and evaluate tenders, administer contracts
* Oversee site progress, quality, safety, and compliance
4. Leasing
* Implement leasing strategies to de-risk and maximise returns
* Negotiate directly with tenants or manage agent campaigns
5. Asset Management
* Oversee tenant performance, maintenance, and value-add upgrades
* Support refinancing, disposal, and portfolio optimisation

About You
Required:
* Current and active QBCC Builder's Licence
* Minimum 5+ years in property development or construction management
* Strong financial and feasibility modelling skills
* Proven experience delivering projects end-to-end
Preferred:
* Industrial or logistics experience
* Familiarity with SEQ planning and approvals
* Experience negotiating with vendors, tenants, or financiers
