THE ROLE This is a rare, career‑defining opportunity to take full P&L ownership and strategic leadership of AVID’s Queensland business at a critical inflection point in its expansion.
Queensland is a cornerstone of AVID’s national portfolio and is entering a phase of accelerated growth, with eleven residential and six land‑lease developments (in addition to existing villages) representing more than 4 500 controlled lots. A strong forward pipeline is set to materially increase settlements and drive significant profit growth over the next five years.
In parallel, AVID is scaling its vertically integrated construction capability, delivering approximately 400 homes this year, while continuing to expand its land‑lease living platform under the Vantage brand, now spanning six projects across the state.
Reporting directly to the CEO, the General Manager will lead a high‑performing team across Development, Marketing, Sales, Finance and Community Management. The mandate is clear: drive performance, lead the team, accelerate delivery, and unlock value across a complex and growing portfolio.
The role carries full accountability for the end‑to‑end lifecycle of projects across acquisition, planning, delivery, sales and community outcomes, with a strong emphasis on execution discipline, commercial performance, and margin optimisation. You will operate at both a strategic and highly commercial level, making fast, well‑judged decisions in consultation with a sophisticated Board and Investment Committee.
Success in this role will require an individual who combines deep residential development expertise with sharp commercial instinct. You will be comfortable navigating complexity across multiple concurrent projects, managing risk, and ensuring delivery outcomes in a demanding market environment. Equally, you will bring a proven background in leading and developing high‑performing teams and present and communicate credibly and confidently at the Board level.

Candidates will bring a proven executive track record in residential development, ideally across master‑planned and/or land‑lease communities. You will demonstrate strong financial and commercial acumen, experience in managing large‑scale project pipelines, and a proven ability to lead multidisciplinary teams to consistently deliver results. Experience engaging with institutional capital or investment committees will be highly regarded.
