Key Responsibilities
* Manage a portfolio while maintaining the highest standards of customer service and compliance.
* Conduct routine inspections.
* Complete entry, exit and condition reports.
* Lease renewals and negotiations.
* Rent reviews and rent increases.
* Conduct final inspections.
* Prepare and serve property management documentation.
* Coordinate maintenance and repairs.
* Build and maintain strong relationships with landlords and tenants.
* Resolve tenant and landlord enquiries promptly.
Business Development
* Actively generate and secure new business opportunities.
* Bring in new managements and grow the property portfolio.
* Build strong relationships with potential landlords and investors.
* Identify opportunities for portfolio expansion and referrals.
Compliance & Legislation
* Maintain up-to-date knowledge of Victorian Residential Tenancies legislation.
* Ensure full compliance with all legislative requirements.
* Prepare for and attend VCAT hearings.
* Manage risk and compliance across the portfolio.
Client Experience
* Build long‐term landlord relationships.
* Organise anniversary cards, gifts, and client appreciation initiatives.
* Provide proactive communication and advice to property owners.
Leadership & Growth
* Mentor and support junior team members.
* Assist with department growth and process improvement.
* Contribute to creating a high‐performance team culture.

What We're Looking For
* Minimum 5 years Property Management experience.
* Current Victorian Agent's Representative Certificate or Real Estate Licence.
* Strong understanding of the Residential Tenancies Act and VCAT procedures.
* Experience managing a residential property portfolio.
* Exceptional communication and negotiation skills.
* Strong attention to detail.
* Excellent time management and organisational skills.
* Ability to prioritise and work autonomously.
* Professional presentation and attitude.
* Current Driver's Licence and reliable vehicle.
* Experience using PropertyMe (preferred).
Working Hours
Monday to Friday
9:00 AM – 5:30 PM
Optional: 1 in 4 Saturdays
