Our client is seeking an experienced and proactive Senior Building Surveying Consultant to join our Victorian Commercial team. This dynamic role offers the opportunity to work on a wide range of commercial developments while playing a pivotal part in ensuring regulatory compliance, delivering high-quality assessments, and contributing to team development and strategic project leadership. General Duties
* Receive, check, and process new building permit applications.
* Conduct preliminary assessments of building plans, occupancy permit documentation, and variations against relevant regulations.
* Document changes and issue updated certifications.
* Maintain accurate status notes and updates in our online permit system.
* Issue building permits, occupancy permits, and variations in a timely and compliant manner.
* Attend building inspections as required.
* Attend project meetings with clients, architects, consultants, and FRV for large-scale developments.
* Develop and lead building code and regulatory strategies for complex commercial projects.
* Mentor and support junior surveyors and administrative staff in day-to-day operations.
* Collaborate with management to ensure timely, high-quality service delivery and contribute to team growth.
Technical Assessment
* Evaluate building applications and submitted documentation for compliance with the BCA, Building Act 1993, and Building Regulations 2018 for class 2-9 buildings.
* Review fire engineering reports and liaise with fire engineers on performance-based BCA solutions.
* Prepare and assess Regulation 129 and 187 applications, liaising with relevant fire authorities.
* Conduct mandatory inspections to ensure compliance with approved documentation and codes.
* Coordinate with internal and external stakeholders to ensure complete and accurate submissions.
What You Bring Experience & Registration
* Registered or eligible to be registered with the Victorian Building and Plumbing Comission (ideally Building Surveyor Limited or Unlimited).
* Demonstrated 4+ years of experience in commercial building surveying, including permit assessments and inspections.
* Sound understanding of Victorian regulatory frameworks and construction processes.
Skills & Attributes
* In-depth knowledge of the Building Act 1993, Building Regulations 2018, and the National Construction Code (BCA).
* Strong verbal and written communication skills with a confident and consultative approach.
* Ability to interpret technical drawings, manage compliance strategies, and coordinate with fire engineers and authorities.
* Excellent organisational skills with the ability to manage multiple projects and deadlines.
