SNR Property Manager An immediate opportunity has become available for an experienced Property Manager to step into an agency servicing the Lower Hunter / Maitland region. This role is available on either a part-time or full-time basis, with flexibility around hours for the right person. The priority is simple: someone who can step in immediately, take ownership, and confidently manage all end-to-end requirements of a residential portfolio. We are not looking for someone to be trained or heavily managed. We are looking for someone who knows how to run a portfolio properly and can bring stability, structure and consistency from day one. The Role - you will be responsible for the full management of a small residential portfolio (70 properties), including: Day-to-day landlord and tenant communication and relationship management Arrears management and resolution of urgent matters Leasing coordination and vacancy management Routine inspections and general portfolio administration End-to-end NCAT preparation and representation where required Mid-month and end-of-month reporting Property management accounts oversight, including reporting accuracy and process discipline Maintaining compliance with NSW legislation and tenancy requirements Working within PropertyMe for full portfolio management, reporting and systems accuracy Bringing structure to workflow and prioritising urgent tasks effectively You will have administrative support working alongside you, allowing you to focus on the management, performance and relationships within the portfolio. Ideal Candidate - To be successful in this role, you will ideally bring: Proven experience in end-to-end residential Property Management Strong understanding of NSW tenancy legislation and compliance Confidence preparing for and representing matters at NCAT Solid experience managing arrears and handling difficult conversations Strong capability with property management accounts, including mid and end of month reporting Confident, practical use of PropertyMe (or similar systems with ability to transition quickly) Ability to work autonomously and prioritise without being micromanaged Calm, solutions-focused approach under pressure Strong communication and organisational skills Current NSW Certificate of Registration or Class 2 Licence Driver’s licence and reliable vehicle This role suits someone who is comfortable stepping into responsibility and getting on with the job without needing constant oversight.
