The Assistant Property Manager will support the day-to-day operations of a large-format retail portfolio, comprising approximately 3–4 assets across NSW. The role offers hands-on experience across key property management functions, with a strong focus on training and professional development.
Key Responsibilities:
* Monitor and manage arrears, ensuring timely follow-up and reporting
* Build and maintain strong working relationships with both new and existing tenants
* Support the review and application of monthly expense accruals for the portfolio
* Assist in coding, reviewing, and approving operational expenditure (OPEX) invoices in line with budgets
* Provide accounting assistance to the Asset Manager and broader property team
* Collaborate on the delivery of monthly and annual financial and performance reporting
* Prepare and review key asset management reports, offering insights into cost variances and operational concerns
* Conduct full tenancy schedule audits, verifying details against lease and legal documentation
* Support audits related to insurance (COC & Plate Glass) and bank guarantees across the portfolio
* Draft tenant communications and assist with lease admin and documentation processes
* Resolve day-to-day tenant issues and liaise regularly to ensure smooth operations
* Help oversee the presentation and general operations of the retail assets
* Provide support during tenant lease renewals and market review processes
* Contribute to the preparation of annual budgets and quarterly forecasts
* Uphold company procedures and policies, while fostering positive working relationships across the business
What You'll Bring:
* A tertiary qualification (Property, Business, or related discipline preferred)
* A valid Certificate of Registration or Agent's Licence
* At least 1 year of experience in a property management or support role — ideally with exposure to retail assets
* Proficiency in Microsoft Excel and Word
* Familiarity with MRI software is a plus
* Excellent communication and report writing skills
* A current driver's licence and access to your own vehicle
