The Picture
This is the next step for a proven Senior Contract Administrator who wants real influence, not just "manage the paperwork." You'll take commercial lead across multiple builds on the Gold Coast and SE QLD, townhouses, apartments, commercial and industrial, from pre-construction through to handover. It's a hands-on role inside a nimble, well-connected project & construction management firm where your systems, reporting, and frameworks will shape how the business scales.
The Role
Own the commercial engine room across 2–3 concurrent projects. Work closely with the Construction Manager and Director to build and refine the company's commercial frameworks, reporting cadence, and delivery controls. From procurement strategy to claims and head/subcontract admin, you'll set the standard, mentor CAs, and ensure every project is accurate, transparent, and audit-ready.

Responsibilities
Lead end-to-end contract administration across 2–3 live projects
Develop, implement, and maintain company-wide commercial systems, processes, and templates
Oversee procurement, trade letting, head/subcontract management, and compliance
Drive cost reporting, forecasting, and cashflow with disciplined monthly cycles
Prepare and manage variations, EOTs, and progress claims with full documentation
Provide pre-construction input: scopes, packaging, program alignment, and risk identification
Partner with project/site leaders to uphold QA, accuracy, and transparency from start to handover
Mentor junior and intermediate CAs to embed consistency and quality
You
5+ years as a CA with a Tier 2 or Tier 3 builder
Experience across townhouses, apartments, commercial and industrial projects (6–24 month programs; $5M–$50M+)
Demonstrated ability to build systems from the ground up and standardise templates/reporting
Strong procurement strategy, cost control, and financial reporting capability
Confident communicator with excellent stakeholder and client engagement skills
Operates autonomously, mentors others, and raises the bar for accuracy and discipline
Proficient with Microsoft Suite; exposure to Build Pass and Loop Logics desirable
