The role
We're seeking a hands-on Maintenance Coordinator/Manager to lead day-to-day quality assurance and R&M across the portfolio. You'll manage three handymen and an admin clerk, impliment preventive schedules, and respond swiftly when issues arise. You build great relationships with owners, guests, cleaners and trades, and have an exceptional eye for detail.
Key responsibilities
 * Lead cleaner quality: inspect homes, resolve cleaning issues, and uphold presentation standards
 * Coordinate cleaning, pool and maintenance schedules; advise Reservations of any impacts
 * Stock control of pantry and bathroom consumables; order supplies, appliances, furniture and firewood
 * Attend in-house guest maintenance requests and pre-arrival checks; support occasional late call-outs
 * Manage bond claim evidence: photos, quotes, scope, and rectify once approved
 * Oversee property lockups.
 * Reconcile and approve supplier invoices; maintain job sheets and monthly maintenance reports
 * Log all faults; triage and allocate to team/trades; run a maintenance comms group
 * Conduct property pre-checks and annual maintenance audits; report listing updates
 * Insure Compliance : smoke alarms, pool and fire safety, basic building code and evacuation diagrams
 * Support onboarding: owner meetings, service setup (gardens/bins), ingoing inspections, and floor plans
 * Assist with lifestyle photoshoot styling on a case-by-case basis
What you'll bring
 * Proven coordination or facilities/maintenance experience; interiors or hospitality background a plus
 * Natural leader with team scheduling skills and a calm, guest-first approach
 * Strong vendor/trades management and negotiation skills
 * Tech-comfortable: email, spreadsheets, maintenance/job systems, photo documentation
 * Current driver's license and the right to work in Australia
 * High attention to detail and pride in presentation

Hours
Full-time Monday–Friday with occasional weekend/after-hours support for urgent matters.
