Your key duties will include (but are not limited to):
1. Check and approve Tenancy Applications
2. Supervise the execution of Tenancy Agreements and associated documents
3. Prepare and place advertisements for available rental properties
4. Manage rental enquiries and show available properties
5. Organise appointments and conduct open for inspections
6. Maintain regular communication with current landlords
7. Organise repairs and maintenance to managed properties and inspect where necessary
8. Organise and conduct periodic inspections of managed properties (6–12 months)
9. Prepare, lodge, and present applications to the VCAT and act in accordance with orders
10. Authorise payments of clients’ outgoings
11. Attend to clients’ insurance claims and payments if required
12. Carry out rent reviews
13. Complete and file Bond Lodgements, Bond Transfers, and Bond Claims
14. Attend meetings and training as directed
15. Duties as requested by agency principal
16. Identify challenges and be solution-focused to address these in collaboration with the team
17. Identify strengths, leverage, and share best practices
18. Knowledge of Property Me and Inspection Express is favourable
19. Oversee Property Management team compliance with policies, procedures, and legislation
As an experienced Property Manager, you will manage our property portfolio and build relationships. Your day will involve working within a team of professionals, including directors and the sales department, providing guidance and support to rental staff.
To be successful, you will ideally demonstrate:
* Current Agents Representative Certificate
* Reliable car and driver’s license
* Strong negotiation skills
* Excellent phone manner
* Corporate presentation
* Attention to detail
* Organized, reliable, and willing to take on diverse tasks
