BHC is an independent, not-for-profit developer, owner and manager of affordable and community housing. We provide affordable rental housing to vulnerable members of the community and have a strong growth mindset – we like to push the envelope and are working to substantially grow our portfolio of affordable housing to meet significant community demand. This is rare and exciting opportunity to join us on that journey, to undertake meaningful work, and make a difference.

The opportunity presents for a Development Manager to join our high performing Development Team to deliver residential apartment projects (primarily 8+ storeys) across South East Queensland. Our team is fortunate to have been recognised as 'Team of the Year' by the Property Council of Australia's Queensland branch at the 2024 inaugural People in Property awards.

This role will have end-to end development responsibilities from site identification, acquisition, deal structuring through to detailed design, project delivery and handover to our Operations Team for tenanting and asset management. With a number of exciting acquisitions made over the last 12 months, BHC is well placed to deliver 1500 homes over the next four years. A Development Manager is required to take the lead on several projects.

As part of a Development team of 15 including three other Development Managers and three Assistant Development Managers, the role offers the opportunity to be part of a highly regarded and outcomes focussed team within the broader organisation (headcount of 90+ Brisbane-based staff).

While the position is primarily based in central Brisbane within easy walking distance from Central Station at BHC's modern offices at 333 Ann Street, a proportion of the week will be spent in the field attending BHC's buildings and construction sites within driving distance. Access to Company vehicles and Uber for business is available.

The Role

* Participate in BHC's culture of cross-divisional collaboration.
* Build strong relationships with internal and external stakeholders.
* Promote and role model BHC's continued commitment to, and leadership in, design excellence and support the delivery of the Company's community and environmental goals.
* Prepare project briefs, and new site assessments for consideration by the Senior Development Manager including the preparation of feasibility studies in line with BHC's preferred approach.
* Identify project risks and initiate risk mitigation strategies.
* Ensure all HSE processes are properly implemented within the area of responsibility.
* Actively manage all aspects of the project, including:

* Design and planning submissions and approvals.

* Awarding, managing and administering consultant contracts.

* Working with the Project Manager (internal/external), Design Managers and Construction Manager through design development and procurement stages.

* Reporting, budgeting/forecasting, risk assessment, monthly updates and cash flow management.

* Coordination of project handover to enable efficient tenanting and occupation.

Your skills

We are seeking an experienced professional with the following skills –

* Track record managing multiple medium and high-density apartment projects (ideally 5+ years apartment delivery experience).
* Significant experience across the full development cycle.
* Ability to achieve results through influencing and relationship skills.
* Experience working within multi-disciplinary teams with an adaptive and collaborative style.
* Project planning, cost control and risk management expertise.
* Commercial acumen with skills in forecasting and financial management.
* Self-motivated and results focussed.
* Degree qualified in a related discipline such as architecture, construction or property economics.
* Proficiency in Argus Estate Master DF (Development Feasibility) and DM (Development Management) preferred.
* Strong personal resilience and a sense of humour.
