As a Property Manager, you will be responsible for the day-to-day management of properties. This includes lease and preparation of storage shed leases/files when required, conducting private inspections with prospective tenants, liaising with landlords, tenants & tradespeople, booking weekly OFIs, conducting open for inspections midweek and on a Saturday roster, processing all rental applications to an acceptable standard and within the required timeframe, preparing file for new tenancies, completing condition report prior to a tenancy commencing, negotiating, preparing and executing all lease renewals, advising landlords when a notice to vacate has been received on their property, completing final inspections and coordinating any cleaning/repairs to enable re-letting of the property and coordinating the release of bonds, entering all maintenance/repairs in a timely manner, tribunal attendance, assisting with landlord payment runs, appraising and securing new business/rental properties when required, maintaining a good relationship with your landlords and tenants, conducting annual rent reviews, completing all vacating checklists, scanning and filing maintenance invoices, managing rent arrears, assisting with commercial rent roll when necessary, assisting with the smooth running of the rental department, quality control, internal training, archive and general filing, maintaining tidiness of property management department and personal desk area, and managing work requests and tasks from other staff members as they arise.
