Job Overview:

This position has become available due to an exciting internal growth opportunity, offering you the chance to step into a well-established and exceptionally managed portfolio with full support for a smooth transition.

This role involves managing your own property portfolio, liaising with owners, tenants, and contractors, and ensuring smooth operations. You'll use a CRM system to track property details, conduct market reviews, and maintain accurate lease records. Strong organizational and communication skills are key, as you'll manage reports, maintenance, and arrears, while providing professional updates to clients.

*This positions provides Salary + Car + Superannuation contributions*

Key Responsibilities:

* Manage your own property portfolio, ensuring smooth and effective management of all properties.
* Liaise with key stakeholders, including property owners, tenants, and contractors, to ensure clear communication and successful outcomes.
* Maintain accurate and up-to-date communication records for all properties and transactions.
* Utilize a CRM system to manage property details, track communications, and streamline processes.
* Perform regular market reviews to assess the competitiveness of your portfolio.
* Ensure lease records are kept current and accurate, reflecting all necessary changes.
* Apply strong time management, prioritisation, and organisational skills to manage multiple tasks and responsibilities.
* Coordinate and facilitate ingoing and outgoing property reports.
* Maintain up-to-date maintenance records and ensure prompt follow-up on any issues.
* Manage arrears on a daily basis, ensuring timely resolution and maintaining financial stability.
* Provide clear, professional, and consistent communication to clients, keeping them informed on all matters.
* Continuously seek improvements in processes and service delivery to enhance operational efficiency.
* Work independently while contributing to a proactive, positive team environment.

About You:

* Hold a current NT Real Estate License.
* You have a strong ability to manage your own property portfolio, taking ownership of tasks and responsibilities.
* You excel at liaising with key stakeholders, including property owners, tenants, and contractors, ensuring clear communication and smooth operations.
* You are highly organised and meticulous, with the ability to maintain accurate, up-to-date communication and property records.
* You are familiar with using CRM systems to manage property details and streamline processes.
* You are skilled in conducting market reviews and keeping lease records current, ensuring your portfolio remains competitive.
* You possess excellent time management, prioritisation, and organisational skills, enabling you to handle multiple tasks effectively.
* You are capable of coordinating and facilitating ingoing and outgoing reports, as well as managing maintenance records.
* You are proactive in managing arrears, ensuring timely follow-up and maintaining financial stability for the portfolio.
* Your communication skills are top-notch, consistently providing clear, professional, and timely updates to clients.
* You have a continuous improvement mindset, always looking for ways to enhance service delivery and operational efficiency.
