The Opportunity
This is a unique hybrid role with one clear mission: minimise vacancy. We are seeking a dynamic and results-driven Leasing and Marketing Manager whose success will depend on two core skills: the ability to strategically market our vacancies and the drive to personally convert leads into residents.
You will be the engine room of our occupancy, blending strategic marketing with hands‑on sales to get results. This is a specialised role focused purely on the front‑end process; you will not be involved in day‑to‑day residency management, allowing you to concentrate 100% on generating and closing leads.
This is primarily a work-from-home position, offering fantastic flexibility. However, to ensure quality and provide hands‑on support, regular travel will be required across our portfolio in South East Melbourne, Gippsland and other regions.

Key Responsibilities
- Take ownership from advertising to securing a current tenant.
- Develop and manage all advertising for vacant rooms across digital platforms.
- Be the first point of contact, using your sales skills to convert enquiries into inspections and secured tenancies.
- Proactively build a tenant pipeline by marketing to local employers and community groups.
- Empower our on-ground staff to conduct effective, sales-focused room inspections.
Who We Are Looking For
- Background in Real Estate Leasing, where you managed your own advertising.
- Experience in a Sales & Marketing role within a service industry.
- Marketing coordination experience with strong customer-facing sales involvement.
- Proven experience in a combined sales and marketing role.
- Excellent communication skills for both crafting ads and closing deals.
- A proactive, "find a way" attitude to fill rooms.
- Strong computer skills and experience with digital advertising.
- A current Victorian Driver’s Licence and reliable vehicle (travel required with allowances provided).
