Job PurposeTo drive property sales, enhance brand positioning, and lead high-performing teams through strategic sales, marketing, and customer engagement.Job ResponsibilitiesSalesLead and manage the sales team to achieve sales targets for off-the-plan, soft launches, and project launchesDevelop and implement sales strategies and action plans to drive property sales, ensuring alignment with business goalsBuild and maintain strong relationships with customers, channel agents to maximize sales opportunitiesOversee the entire sales process, including inquiry handling, unit selection, Contract of Sale (COS) execution, deposit collection, contract signing, and settlement processesOversee CRM systems and sales tracking tools to provide real-time data on performance and pipeline managementProvide coaching, mentorship, and motivation to the sales team, ensuring high levels of customer engagement and sales conversionMarketing, Branding & Creative ManagementDevelop, execute, and manage comprehensive marketing and branding strategies to enhance brand visibility and drive sales performanceLead and oversee the creative process, ensuring that branding, messaging, and design elements align with the company's vision and target audienceWork closely with graphic designers, branding agencies, copywriters, and digital marketers to create compelling marketing materials, including brochures, videos, billboards, websites, and social media contentMaintain and evolve brand identity guidelines, ensuring consistency across all platforms, marketing materials, and customer touchpointsPlan and execute integrated marketing campaigns, including advertising, digital marketing, public relations, and influencer collaborationsManage promotional activities such as property exhibitions, roadshows, networking events, and open houses to attract prospective buyers and investorsTrack, analyze, and optimize marketing campaigns to ensure maximum return on investment (ROI) and lead generation effectivenessMarket Research & Competitor AnalysisConduct in-depth market research to analyse demand, pricing trends, buyer behaviour, and investment patterns in the Melbourne property marketMonitor competitor branding, marketing strategies, and sales tactics to identify opportunities for differentiationProvide data-driven insights and recommendations to senior management on sales trends, customer behaviour, and market dynamicsCollaborate with internal teams to develop product positioning, branding, and pricing strategies that ensure competitivenessCustomer Service & RetentionDesign and implement customer relationship management (CRM) strategies to enhance customer satisfaction and drive long-term loyaltyEstablish customer service best practices, ensuring a seamless buying experience from initial inquiry to post-sale supportHandle escalated customer concerns and ensure timely resolution of issues related to contracts, financing, or after-sales serviceDevelop and implement customer engagement initiatives, and referral incentives to maximize retentionMonitor and analyze customer feedback to identify areas for improvement and optimize the buying experienceAdministrative, Budgeting & Team LeadershipLead, mentor, and manage the sales and marketing team, setting clear KPIs and performance benchmarksManage and oversee marketing and promotional budgets, ensuring cost-effective spending and optimal resource allocationDevelop training programs to enhance the skills, knowledge, and productivity of sales and marketing personnelConduct regular performance reviews, sales meetings, and strategy sessions to track progress and drive improvementsOversee and manage sales reporting, lead tracking, and performance analytics to ensure data-driven decision-makingLead the overall sales and marketing operations within SDP MelbourneResponsible for achieving the sales target set by the groupRequirementsBachelor's degree in Business Administration, Marketing, Real Estate, or a related fieldAdditional certifications in Sales, Marketing, or Real Estate will be an advantageMinimum 5 years of experience in off-the-plan property sales and project launches, marketing, or real estate development.Proven track record in leading sales teams and achieving sales targets in off-the-plan and project launchesMust have unrestricted working rights to live and work in Australia
