This role sits within the Investment team and offers exposure across the full investment lifecycle — from underwriting and acquisition through to asset management, portfolio analysis and fund reporting.
Key ResponsibilitiesInvestment Analysis & Transactions
* Build and maintain detailed financial models (acquisitions, divestments, development and repositioning)
* Conduct cashflow modelling, IRR analysis, debt structuring and scenario testing
* Support due diligence processes (commercial, financial and operational)
* Assist in preparing Investment Committee papers and transaction memoranda
* Analyse leasing assumptions, capital expenditure and asset-level performance
* Assist with portfolio performance analysis across retail and other direct real estate assets
* Support fund-level modelling including returns, cash distributions and capital tracking
* Monitor asset performance against underwriting and investment thesis
* Work closely with Asset Management on forecasting and variance analysis
Reporting & Stakeholder Support
* Contribute to quarterly and annual investor reporting
* Assist in valuation processes and external advisor coordination
* Prepare internal performance dashboards and analytics
* Support capital raising materials and data room management when required
About You
* 2–4 years' experience in Corporate Finance, Financial Modelling, Funds Management or Investment banking (real estate coverage) or Big 4 TS or Financial Modelling.
* Strong financial modelling capability (advanced Excel essential)
* Clear understanding of IRR, NPV, equity waterfalls and capital structuring
* Highly analytical with strong commercial judgement
* Strong written and verbal communication skills
* A proactive mindset with the ability to operate in a lean, high-performing team
