My client is seeking an experienced Strata Manager to take full responsibility for a portfolio of commercial, mixed-use or large residential strata schemes. You will manage all facets of strata operations, financials, compliance, maintenance, contractor engagement, and stakeholder relations. Key Responsibilities: Manage the annual financials: budgets, levies, accounts, and reserve funds Organise & conduct strata committee meetings, AGMs / EGMs, prepare minutes & reports Oversee maintenance, repairs & capital works of common property; engage contractors, obtain quotes, ensure proper execution Ensure compliance with strata legislation, by-laws and regulatory requirements; manage insurance policies and claims Handle dispute resolution: mediate between owners, resolve unit owner complaints, enforce by-laws Maintain accurate records, roll of lot owners / tenants, correspondence & statutory documentation Requirements: Minimum of 3-5 years experience as a Strata Manager (or senior strata role) managing commercial / mixed-use / industrial strata schemes Demonstrated ability to manage larger portfolios, including financial oversight and contractor coordination Strong knowledge of NSW strata legislation, by-laws, insurance, financial reporting Excellent communication, negotiation, stakeholder management skills Ability to work autonomously, handle multiple strata sites, attend after hours AGMs / meetings
