About the Role: The Commercial Property Manager will be responsible for delivering a full suite of property management services across a mixed portfolio of commercial assets. This includes overseeing lease and facilities management, coordinating maintenance and financial processes, and ensuring compliance with company and client requirements.
Main Responsibilities:
* Manage a portfolio of commercial properties, including lease and facilities management.
* Coordinate leasing activities such as lease preparation, negotiation, market reviews, options, and renewals.
* Oversee property administration, including tenant onboarding, lease setup, charge implementation, arrears management, and compliance monitoring.
* Manage financial aspects including accounts payable/receivable, budgeting, outgoings reconciliations, and client reporting.
* Maintain detailed records of all property and tenancy activities.
* Coordinate maintenance, repairs, and capital works with tenants and approved contractors.
* Conduct routine, ingoing and outgoing property inspections.
* Identify new business opportunities and maintain strong relationships with existing clients.
* Provide strategic advice on asset enhancement and value-add opportunities.
* Deliver exceptional customer service and clear communication with clients, tenants, and stakeholders.
Requirements:
* Minimum 2 years' experience in a similar commercial property management role (essential).
* Experience using Cirrus8 property management software (highly desirable).
* Strong financial acumen with experience in budgeting, reconciliations, and reporting.
* Excellent written and verbal communication skills with strong client relationship management abilities.
* Proven ability to manage competing priorities and meet deadlines in a fast-paced environment.
* Current WA Real Estate Registration, Police Clearance, and Driver's Licence (required).
