Rental Coordinator - AirBNB Property Assistant
Brand New Role – Guest & Property Operations Coordinator
We are seeking a practical, hands‑on team member to support both guest experience and property operations for The Property Associates Stayz — a small, family‑run short‑term rental management business working alongside our boutique real estate agency in the heart of Burleigh Heads.
This position is a balanced mix of fieldwork (approximately 50%) and administration/coordination (50%). You will play an important role in ensuring our properties are guest‑ready, beautifully presented, and that owners remain fully informed.
The role is primarily weekdays, with occasional weekend and on‑call work to cover guest changeovers and urgent issues.
Key Responsibilities
* Respond to guest questions and concerns, delivering a high standard of customer service
* Conduct regular property inspections and report on presentation, maintenance, damage or owner‑requested checks
* Carry out light maintenance and practical tasks (e.g. restocking supplies, reorganising drawers or cupboards, outdoor tidying, changing small gas bottles)
* Coordinate trades for larger repairs or maintenance needs
* Assist with guest changeovers, including restocking, quality assurance checks and preparing properties for upcoming stays
* Provide administrative support: upload inspection photos, complete checklists, and send owner updates and reports
* Invoice trades and contractors, and provide an overview of owners' accounts to ensure accuracy and transparency
* Liaise with cleaners, contractors and service providers to maintain property standards
What We're Looking For
* Experience in hospitality, property management, real estate, facilities management or similar
* Airbnb hosting or customer service experience, with a willingness to roll up your sleeves and get hands‑on
* Strong communication and people skills; confident in dealing with guests, trades, cleaners and homeowners
* Highly organised, flexible, adaptable and self‑motivated — able to work independently and within a small team
* Excellent attention to detail and the ability to maintain accurate, consistent records
* Familiarity or experience with Property Me, Hostfully, Airbnb, and Booking.com is highly preferred
* Own vehicle and a current driver's licence (car allowance provided if/when company car is not available); a company car is available for rostered use with the team
* Preference for candidates with Qld Real Estate Registration Certificate or a willingness to complete this
