As the Portfolio Director, you will be responsible for overseeing the performance, operations, and strategic direction of a residential property portfolio. This dynamic leadership role requires experience in senior property management roles, ideally at the head of department level, with a strong background in Property Management, Operations, or Hotel Management.
Key Responsibilities:
* Strategic Leadership & Asset Management
o Develop and execute business strategies to maximize returns on investment.
o Oversee day-to-day management, maintenance, and presentation of all assets.
* Financial Oversight
o Own the financial performance of the properties, including budgeting, forecasting, and financial reporting.
o Implement value-adding initiatives to ensure performance aligns with goals.
* Resident Experience & Community Engagement
o Create a dynamic resident experience program, fostering a sense of community through events and engagement platforms.
o Aim for top rankings in resident satisfaction and ensure a strong, supportive community environment.
* Leasing & Occupancy Strategy
o Oversee the leasing process, ensuring occupancy levels meet targets.
o Manage tenant retention strategies and drive leasing outcomes.
* Compliance & Risk Management
o Maintain compliance with relevant laws, including safety, health, and tenancy regulations.
o Ensure all properties are safe, secure, and meet the necessary legal requirements.
* Team Leadership & Development
o Lead and mentor the property management team, ensuring effective recruitment, training, and performance management.
o Foster a high-performance culture, empowering staff to deliver outstanding results.
* Sales & Marketing Strategy
o Work closely with the marketing team to develop and implement strategic marketing campaigns.
o Drive interest and demand for the properties.
* Operational Excellence & Reporting
o Implement and maintain effective systems for property reporting.
o Ensure timely and accurate reporting to stakeholders.
Key Qualifications:
* Proven experience in senior property management roles, ideally at the head of department level.
* Strong financial acumen with a track record of managing budgets and driving asset performance.
* Leadership experience with a focus on team development and operational efficiency.
* In-depth knowledge of property management, leasing processes, and compliance regulations.
* Excellent communication, negotiation, and relationship-building skills.
* Ability to drive strategic initiatives and meet key performance targets.
* Valid Real Estate License or Agents Representative Certificate.
* National Police Check and valid Working Rights.
