With a substantial, well maintained portfolio across Industrial, Commercial and Retail assets, the agency is seeking an experienced Senior Property Manager who can take ownership, lead with confidence and serve as the department's trusted go to person.
Your Portfolio You will manage a strong, established portfolio consisting of
• Approximately - hundred properties
• Up to ninety five percent industrial assets
• A mix of retail and office properties What You Will Be Doing In this senior role, your leadership, initiative and property knowledge will anchor the department.
Responsibilities include: Key Responsibilities Manage Industrial, Commercial, and Retail assets day-to-day Build and maintain strong landlord and tenant relationships Oversee lease administration, renewals, notices, and rent reviews Liaise with stakeholders on lease, occupancy, and compliance matters Manage arrears, budgets, outgoing reconciliations, and lease breaches Supervise tenancy fit-outs, make-goods, and property presentation Handle urgent maintenance issues and CAPEX recommendations Prepare portfolio reports, budgets, forecasts, and inspections Monitor contractor performance and review maintenance contracts Support team KPIs, guide junior PMs, and act as senior escalation Make independent, confident decisions to keep the portfolio performing About You Experience in Commercial or Industrial Property Management Strong knowledge of lease legislation, processes, and compliance Confident, proactive, and solutions-focused with leadership ability Excellent communication, negotiation, and relationship skills High attention to detail, organisation, and time management Analytical, problem-solving mindset with independent working capability Familiarity with Cirrus8 or similar systems Current NSW Real Estate Licence, driver licence, and reliable vehicle Apply today to step into a role where you can lead, make an impact, and be the go-to person your team relies on.
