About You :
A tertiary or trade qualification in Quantity Surveying, Construction or related discipline. (desirable)
Position Summary :
This role is responsible for ensuring all estimating data is developed accurately, achieves predetermined financial margins, is completed within nominated timeframes and meets weekly, monthly and annual targets.
The role has a responsibility to ensure the company’s homes are accurately priced to provide an exceptional experience to the end client. In addition, the role is responsible for overseeing the maintenance of the cost management system, tracking prices, ensuring that cost variances and wastage are minimised, templates are updated and costs developed and analysed for new designs, and the production of standard Bills of Quantity are accurate and scheduling provided in accordance with the agreed timelines.
In addition, this role is responsible for the implementation and maintenance of a highly accurate and efficient estimating/cost management system, including consistently up-to-date and accurate price book and recipes, identifying and minimising estimating related ETS’s and wastage, model templates are updated, sales estimating take-off source data is accurate and costs analysed and produced accurately for custom homes/projhects and new designs, as well as the production of accurate standard Bills of Quantity and detailed scheduling.
Key Requirements :
* 3+ years estimating experience working in the residential construction industry (required)
* Proven experience in producing construction budget requirements including labour, sub-contractors and other job-specific costs.
* Sales and production estimation experience in a residential construction environment
* Proven experience in estimating software, data entry and maintaining pricing updates.
* Significant experience in estimating systems management, improvement and maintenance (Databuild experience strongly preferred)
* Experience and ability to work under pressure in a constantly changing environment and adapting work practices to suit.
* Experience in producing Sales Estimates and project tenders and variations.
* Experience preparing Bills of Quantities and cost estimates for residential construction.
Job Responsibility :
Sales Estimating
* Prepare and maintain standard base house pricing for the standard range
* Undertake accurate cost planning and prepare professional tender pricing for new project opportunities. Document assumptions & maintain detailed workings to ensure transparency and continual improvement.
* Review plans and specifications, check for errors/omissions and prepare take offs of quantity and numbers.
* Compile and produce preliminary cost estimates, and process pre and post contract variations.
* Ensure the Sales Tender spreadsheet is maintained in relation to pricing, items, reports and day to day functionality for Management usage
Production Estimating
* Ensure all purchase orders are produced, lodged, expedited and delivered within designated timeframes.
* Process orders for products, materials and labour required for construction projects as per specifications.
* Regularly review production estimating systems and procedures for efficiency and productivity and recommend improvements to the Estimating Manager.
* Liaise with Construction personnel to ensure the delivery of specified materials to sites on time.
* Keep up to date with changes to standard budgets, pricing and suppliers.
Cost Control
* Implement a checking system that creates an accurate check off against all sales and production estimates.Submit monthly written reports on margin analysis, job close outs, and ETS analysis.
* Ensure accuracy and maintenance of any changes to standard budgets, pricing and suppliers; and forecast margin data by ensuring it is entered into estimating operating systems and communicating all changes / amendments.
* Update and maintain all cost management system platforms.
* Ensure adherence to the Cost Control Policy.
* Monitor and analyse all margins on budgets; assess ways to maintain and improve margins and provide written recommendations to management.
* On a minimum quarterly basis, update and provide current Bill of Quantities and report price differences.
* Provide Margin reports and seek approval from the relevant manager prior to releasing to site
* All jobs must be locked prior to releasing to site unless written approval is provided by the CEO.
Procurement
* In consultation with the Executive Team, Building Manager and Construction Managers, ensure that suppliers are current, competitive, recorded, and negotiated within agreed cost management parameters.
* Lead supplier negotiations and finalise supplier contract agreements in accordance with set Delegations of Authority.
* Develop and embed the relevant KPIs and oversee performance measurement, evaluation and benchmarking of suppliers, including reviewing and evaluating expiring contracts.
* Provide costing support and professional advice to the Building Manager to assist with trade rate negotiations.
* Review and maintain the supplier rebate management system/process to ensure supplier compliance and data accuracy.
* Review and maintain the procurement register, including rebates and ensure accounts are processing the necessary rebate invoicing.
Systems & general
* Ensure Price File remains efficient in its structure and up to date with the latest pricing
* Monitor and maintain all rapid estimating recipes to ensure accuracy and effectiveness
