**The Organisation**

SEARMS is a registered Aboriginal Community Housing Provider and has been providing safe and affordable housing to the Aboriginal communities in the regions of Batemans Bay and Canberra since 2003. SEARMS is in the midst of exceptional growth. They currently manage 400+ properties, operate a property maintenance crew and oversee the development of new properties to add to their portfolio.

**This is an identified position and can be located in the Batemans Bay or Canberra office.**

**This Role**

Reporting to the Team Leader, the Housing Officer is responsible for managing a portfolio of properties and providing tenancy and related support to their tenants.

This includes:

- Preparing leases and conducting ingoing, outgoing and annual property inspections.
- Ensuring rents are paid on time and managing rent arrears
- Managing complaints and anti social behaviour incidents
- Identifying issues that may affect the tenancy and making referrals to appropriate support agencies

You must have the following skills and experience to be successful in this role:

- Commitment to providing high levels of customer service, often to clients with complex problems and needs.
- High levels of cultural competence and experience supporting Aboriginal people and respecting the cultural values, traditions and sensitivities of the Aboriginal community.
- Problem solving skills that will support your ability to find creative and practical solutions to problems related to maintenance, allocation and community dynamics.
- Conflict resolution skills and the ability to mediate and resolve disputes in a fair and respectful manner.
- Effective written communication to maintain records, write reports and correspond with tenants and authorities.
- Strong verbal communication skills and being able to convey information clearly and sensitively with tenants, community members, government agencies and other stakeholders.
- Experience using the Microsoft Office Suite (Outlook, Word, Excel)
- Exposure to property management, the RTA and the Civil and Administrative Tribunal (strongly desired)
- Knowledge and relationships with local specialist support services
- Cert IV in Social Housing or equivalent (desirable)

You must be a resilient and reliable member of the team. One who can demonstrate empathy by understanding the challenges faced by tenants and can adapt to changing circumstances and priorities.

You will be able to multi task, manage your time and meet performance expectations and KPI's.
