Roundtree Search is partnering with a leading global investment manager to appoint a Senior Asset Manager based in Melbourne.
This role is responsible for the active management of a diversified investment portfolio post–financial close, with a strong focus on construction and development-backed investments. The successful candidate will play a critical role in driving performance outcomes, managing risk exposure, ensuring compliance obligations are met, and maximising stakeholder returns across the asset lifecycle.
This is a high-impact position suited to a commercially astute investment professional with strong financial modelling capability and experience overseeing development finance or structured lending portfolios.
* Proactively manage investments in line with approved investment strategies to optimise financial performance and maximise stakeholder returns.
* Monitor construction projects on a cost-to-complete basis, identifying potential cost escalation, delivery, and exit risks and supporting mitigation strategies.
* Assist in implementing alternative strategies where appropriate to enhance returns or protect downside exposure.
* Monitor development milestones, sales performance, amortisation targets, and exit timelines.
Financial Analysis & Performance Reporting
* Review, update and maintain detailed financial models including feasibility assessments, cashflow forecasting, gearing analysis, and IRR calculations.
* Provide clear and timely reporting to stakeholders on forecast financial returns, exit strategies, and anticipated timeframes.
* Track and report on key return metrics and overall investment status.
Loan & Compliance Management
* Review loan and security documentation and liaise with external legal counsel regarding amendments or variations where required.
* Issue correspondence to counterparties in accordance with loan documentation obligations.
* Complete loan drawdown notices and coordinate with counterparties and internal Finance teams regarding drawdowns and repayments.
* Establish and maintain detailed loan monitoring spreadsheets, tracking balances, interest, fees, and covenant compliance.
* Monitor compliance with development, sales, and amortisation milestones.
* Prepare Compliance Certificates and review associated reporting documentation, including counterparties' financial statements.
* Oversee settlement processes for completed assets and liaise with legal counsel to facilitate settlements and security releases.
Stakeholder & Counterparty Management
* Manage relationships with borrowers, joint venture partners, and other counterparties to ensure timely and effective service delivery.
* Liaise with external consultants, including valuers and quantity surveyors, reviewing and reporting on third-party reports.
* Attend and contribute to Project Control Group meetings alongside construction contractors and consultants to support investment performance oversight.
* Identify and proactively manage credit, legal, reputational, and market risks across the portfolio.
* Ensure risks are appropriately mitigated while maintaining a strong focus on achieving target returns.
Candidate Profile The ideal candidate will bring:
* 5+ years' experience in asset management, investment management, property development finance, private credit, structured lending, or project finance.
* Strong financial modelling expertise, including feasibility, cashflow forecasting, gearing, and IRR analysis.
* Sound understanding of loan documentation, security structures, and compliance frameworks.
* Experience monitoring construction and development-backed investments.
* Strong commercial acumen and ability to balance risk mitigation with return optimisation.
* Excellent stakeholder management and communication skills.
* High attention to detail and strong analytical capability.
