We’re looking for an experienced Operations Manager to lead the seamless day-to-day running of our centre. This role is pivotal in ensuring our site operates at the highest standards of safety, compliance, and presentation while fostering a positive environment for our staff, contractors, retailers, and customers.
As the Operations Manager, you’ll oversee all aspects of operations, including security, maintenance, and emergency preparedness. You’ll be a strong people leader who can drive performance, manage budgets, build stakeholder relationships, and deliver an exceptional customer experience.
Key Responsibilities
People Leadership
* Lead and develop a high-performing operations team through regular 1:1 meetings, development conversations, and performance reviews
* Manage team performance and provide ongoing coaching and support
* Ensure all compliance, health & safety, and risk management requirements are met
* Foster a collaborative and positive team culture
* Support professional development and capability building across the team
Operational Management
* Oversee day-to-day operations of the shopping centre to ensure a safe, efficient, and well-presented environment
* Manage key service contracts including cleaning, security, HVAC, fire services, and vertical transport
* Conduct regular contractor performance reviews and manage service KPIs
* Maintain high presentation standards across the asset for retailers and customers
* Ensure compliance with legislative requirements, Australian Standards, and company procedures
* Manage the centre’s emergency management procedures and safety systems
Stakeholder Management
* Build strong relationships with retailers, contractors, emergency services, local council, and internal teams
* Work closely with the tenancy delivery team to support new tenant onboarding and store openings
* Collaborate with national operations teams on tenders, capital works, and strategic initiatives
* Support the Centre Manager in reporting to senior management and key stakeholders
Financial Management
* Manage the centre’s operational budget and ensure expenses remain within approved forecasts
* Monitor operating costs including maintenance, security, and utilities
* Identify opportunities to improve cost efficiency and operational performance
* Assist in preparing financial and operational reports for senior management
Health, Safety & Compliance
* Maintain strong health, safety, and risk management practices across the centre
* Manage essential safety measures and ensure annual certification requirements are met
* Coordinate emergency preparedness and manage incident response procedures
* Maintain safety documentation, risk registers, and audit readiness
Sustainability & Continuous Improvement
* Support the implementation of environmental, social, and governance (ESG) initiatives
* Identify opportunities to improve sustainability and reduce energy and resource usage
* Contribute to operational improvements and innovation across the asset
