About the role
Cozy Place is expanding in the Gold Coast and we're hiring a practical, reliable team member to manage property operations and onboard new furnished properties. This is a field-based role that includes inspections, tenant support, maintenance coordination, and end-to-end property setup (furnish/equip/decorate).
Key responsibilities
Property Operations
* Routine inspections with photo reporting and follow-up actions
* Tenant support during tenancy (requests, issues, communication, compliance)
* Check-ins / check-outs (keys, entry/exit condition documentation, coordination)
* Maintenance coordination using Zoho Desk (trades, access, follow-ups)
* Removal/coordination of removal of broken appliances/furniture and replacement setup
* Small hands-on tasks where required and coordination of access for trades
Property Setup & Onboarding
* Set up properties end-to-end: furnish, equip, decorate, stock essentials
* Ensure property is presentation-ready and functional prior to occupancy
* Support onboarding workflow and documentation using Zoho systems
* Commission earned when the property is fully onboarded and live
Growth & Market Work
* Meet with partners/agencies/owners to help secure new properties
* Market analysis (rents, suburb insights, competitor checks)
* Assist with local advertising/outreach in key areas/channels
Schedule
* Casual role, minimum 15 hours/week (variable based on workload)
* Typical hours: Mon–Fri 9am–5pm and Saturday 9am–12pm
* After-hours emergency support may be required (paid extra)
KPIs / expectations
* Small maintenance resolved within 24 hours, other maintenance within 48 hours
* Prompt communication and high tenant satisfaction
* Consistent inspections and high-quality reporting
* Regular partner meetings/activity
* Successful onboarding and property setup completion
Pay & allowances
* $30–$43 per hour (based on experience and performance)
* Commission per property onboarding (paid when fully onboarded and live)
* Kilometer reimbursement (cents/km) + daily usage reimbursement
* Phone allowance: $10/week
* After-hours call-out fees:
* $65 for call-outs 5pm–10pm
* $100 for call-outs 10pm–6am
Requirements (non-negotiable)
* Valid driver's licence and reliable car
* Comfortable working independently in a field-based role
* Strong communication and organisation
* Able to provide references
* Comfortable with physical work and moving items (trolley support provided). Some tasks may involve moving heavier items such as couches, fridges, and front-load washing machines.
* Strong preference for candidates planning to remain in Australia (and the Gold Coast) for the next 2 years, as this role involves training and long-term operational consistency.
