About the Role
QIC Real Estate is seeking an outstanding Investment General Manager (IGM) to lead and elevate the investment management outcomes for a portfolio of major Queensland assets.
Based in our Brisbane head office, this role offers a rare opportunity to shape the long‑term performance and strategic direction of assets that have a significant impact on the Queensland market
Reporting to the Director – Asset Management, you will sit within an established, high performing Investment Management (IM) team, taking a senior leadership role in shaping Strategic Asset Plans, optimising income and capital returns, driving ESG outcomes, and overseeing master planning initiatives. ‑performing Investment Management (IM) team‑planning initiatives.
Your remit spans the full investment lifecycle — strategy, operations, development, valuations, leasing, and major tenant relationships.

Key Responsibilities
In this senior leadership role, you will:
* Lead, refine and deliver Strategic Asset Plans encompassing investment strategy, ESG initiatives, capital planning, risk management and long term master planning.
* Monitor Queensland market conditions, identifying risks and opportunities early and recommend actions to protect and enhance asset value.
* Drive leasing and property management strategies to maximise income, manage expenditure, reduce arrears and strengthen asset performance.
* Oversee monthly performance, reporting and budget alignment — proactively recommending corrective actions and identifying opportunities for enhancing returns.
* Manage valuations, forecasts and investment reporting, ensuring accuracy and alignment with strategic objectives.
* Collaborate with the Director of Leasing to prepare major tenant strategies, negotiations and relationships, ensuring contractual and regulatory compliance.
* Coordinate cross functional input into master plans and prioritise capital and development initiatives across the QLD portfolio.
* Oversee delivery of minor capex works and collaborate closely with QIC's Development team on major projects, feasibility assessments and governance processes.
* Maintain strong relationships with key tenants, consultants, contractors and government authorities.
* Act as the senior point of contact for asset level media matters.
* Support acquisitions, disposals and capital transactions where required.
* Lead and mentor Investment Managers and Analysts, fostering a culture of collaboration, clarity, accountability and high performance.
* Ensure QIC is professionally represented in all presentations, meetings and reporting.
Essential Criteria
To be successful in this role, you will bring:
* A degree in Property Economics, Business, Economics or Commerce (postgraduate qualifications highly regarded).
* At least 10 years' experience across commercial real estate investment, asset management and/or project delivery.
* Deep understanding of valuation methodologies, investment analytics and Australian property markets, ideally including Queensland.
* Strong leadership experience in a cross functional environment managing largescale commercial assets. ‑functional environment managing large‑scale commercial assets.
* Advanced commercial acumen and the ability to make high quality strategic decisions
* Thorough understanding of the property development lifecycle, regulatory frameworks and delivery processes.
* Clear ability to anticipate risks and opportunities and convert insights into value creation.
* Expertise in leasing strategies and major tenant negotiations.
* High proficiency with IT platforms and advanced analytical/spreadsheet capability.
