On-Demand Operations Assistant (Independent Contractor)

Key Tasks
Key & Access Management
* Set up, maintain, and audit lockboxes (temporary and permanent).
* Manage secure key transfers and ensure up-to-date key tracking for each property.
* Provide guest and owner support during lockouts or key replacement needs.
* Coordinate with third-party key storage providers (e.g., Keynest, Keycafe).
Inventory & Logistics Support
* Deliver, remove, and restock essential items (e.g., linens, toiletries, consumables).
* Assist with sourcing, purchasing, and transporting property essentials.
* Ensure timely restocking and setup based on property requirements.
Guest Experience Support
* Respond to and troubleshoot guest-reported issues (e.g., WiFi, air conditioning, plumbing, appliances).
* Deliver emergency items or supplies to guests when needed.
* Coordinate lost-and-found retrieval and postage.
* Support VIP guest check-ins and fulfill special requests.
Owner & Property Assistance
* Perform on-site inspections to identify maintenance needs and ensure compliance with fire and safety regulations.
* Oversee bin collection and return services for scheduled waste removal.
* Assist owners with WiFi setup and provide basic tech troubleshooting.
Property Onboarding & Offboarding
* Complete property readiness reports and ingoing inspections.
* Assist with staging and coordinating photoshoots during onboarding.
* Handle end-of-tenancy or contract returns, including key transfer and final inspections.
Routine & Emergency Property Inspections
* Conduct scheduled inspections to ensure property standards are maintained.
* Perform rapid-response inspections following reported damage, events, or emergencies.
Requirements
* ABN registered contractor with own reliable transportation and a smartphone.
* Strong problem-solving skills and ability to think on your feet.
* Confidence using task management platforms (Breezeway experience a plus).
* Ability to work flexible hours, including weekends and holidays, on an on-demand basis.
* Strong communication and time management skills.
* Must be dependable, detail-oriented, and respectful of clients and guests.
