Investment Analyst - Real Assets, Sydney-Based
The Opportunity
Following continued growth, a specialist real estate investment manager is appointing an Investment Analyst to support deal execution, underwriting, and investment analysis across a growing national pipeline.
The platform is active across industrial and logistics and data centres, with recent expansion into the Living sector through dedicated capability. The investment strategy is national in scope, with a primary focus on the eastern seaboard, where the majority of transaction activity occurs.
This is a hands-on role suited to someone who enjoys running hard at opportunities, building best-practice models and analysis, and operating in a lean, fast-paced environment where impact is visible and work is close to decision-makers.

Key Responsibilities
Investment underwriting and modelling
* Build and maintain detailed financial models for acquisitions and developments (DCF, IRR, waterfalls, sensitivity analysis, scenario modelling)
* Support feasibility analysis for development-led opportunities, including cost, timing, and risk assessment
* Assist in portfolio analytics and performance monitoring across existing and prospective investments
Due diligence and execution
* Coordinate and support due diligence workstreams (commercial, technical, legal, tax, ESG, and planning)
* Analyse leases, tenant covenants, cash flow, and capex requirements
* Prepare investment committee materials, underwriting packs, and decision documentation aligned to institutional standards
* Support transaction execution, working with advisers, counterparties, and internal stakeholders
Market and investment research
* Conduct market, submarket, and asset-level research across industrial/logistics, data centres, and Living
* Support investment strategy development and ongoing portfolio strategy work
* Contribute to internal papers and insights to support decision-making
Stakeholder engagement
* Work closely with internal investment and development teams to evaluate and progress live opportunities
* Assist with communications and analysis for capital partners and key stakeholders as required
About You
The team is seeking a high-calibre Investment Analyst with strong technical capability, pace, and commercial judgement.
Experience
* 3-5 years' experience in investment banking or a comparable transaction-focused role where advanced modelling is core (real assets, M&A, infrastructure advisory, principal investing, or funds management)
* Exposure to real estate is highly regarded, particularly across industrial/logistics, data centres, and development-led opportunities
* Experience supporting transactions end-to-end (from evaluation through execution) will be well regarded
Technical capability
* Advanced financial modelling and strong presentation skills
* Ability to communicate complex analysis clearly and succinctly
* High attention to detail and comfort operating with limited oversight in a lean environment
