OVERVIEW: The role is responsible for the operational, financial, and compliance performance of a portfolio of commercial assets. It requires direct owner engagement, sound commercial judgement, and oversight of leasing, maintenance, reporting, and statutory obligations, while also contributing at a senior level through mentoring, process improvement, and support of divisional objectives. KEY RESPONSIBILITIES: Lead the day-to-day management of a commercial property portfolio, ensuring assets meet financial, operational and compliance objectives Act as the primary point of contact for owners, providing professional advice, recommendations and timely reporting Oversee lease administration, negotiations, renewals, rent reviews and compliance with lease and legislative requirements Direct and control property operations including inspections, maintenance, service contracts and statutory obligations Manage financial performance including budgets, cash flow forecasts, outgoings reconciliations, arrears and invoice approvals Prepare and deliver monthly and annual management reports in accordance with management agreements Identify and implement opportunities to improve asset performance, operational efficiency and cost control Mentor and provide technical leadership to junior property management staff Contribute to best-practice systems, processes and divisional performance outcomes Ensure WHS, risk management and governance obligations are met CRITERIA: Current and valid Certificate of Registration or Agent’s Representative Certificate Ability to build effective working relationships with internal & external stakeholders Minimum of 7-year professional experience within property Strong working knowledge of building services and real estate market activities, developments and trends to assess possible implications on tenancy, financial and physical aspects Excellent attention to detail and ability to remain focused on specific tasks Proficiency in Microsoft Office Proven ability to work well & prioritise tasks correctly in a dynamic, high-pressure environment Experience using MRI & WRS Excellent written communication skills Storing accounting and numeracy skills If this sounds like the right role for you, and you'd like to hear more, call Ryan Taylor, Jessica Platt or Pagan O'Donohue-Rogers on 0488 901 097 or, send your CV to pagan@castrecruitment.com.au.
