The Role
This is a 12-month maternity leave contract.
The Property Leasing Coordinator will be responsible for the management of an assigned portfolio of leasehold properties within the Belgravia Health and Fitness network.
The objective of the role is to effectively manage the portfolio, including administration systems as well as negotiate renewals and option lease negotiations. You will assist in identifying new property opportunities, as well as logging, management, and resolution of property maintenance issues in line with lease provisions. The role requires extensive service to our franchisee network and internal departments on property related matters.
Key Responsibilities
- Assist in sourcing and securing new commercial properties for all brands (Genesis, Jump, BK’s Gymnastics, Ninja Parc, Belgravia Dance, Pursuit MMA).
- Strategically conduct negotiations of lease renewals, surrenders, make goods and market rent reviews, procurement if required, negotiation of commercial terms and lease documents.
- Manage the administration systems, including maintaining property records, systems and databases.
- Oversee and manage existing lease contracts to ensure we are complying with lease responsibilities.
- Accountable to ensure renewals and options are finalised within required timeframes.
- Work collaboratively with the broader property and franchisee network to ensure all property related projects remain on track wherever possible, identifying and resolving any issues in a timely manner to ensure disruption is minimized.
- Processing invoices and accounts relating to the leases and building works.
- Oversee the execution of required documents
- Support with the management and execution of other company projects as required.
- Coordinate annual Asset Management audits of head lease facilities.
- Escalate critical property issues to senior leadership as needed.
Selection Criteria
Essential:
- Experience in transactional leasing within commercial real estate.
- Robust negotiation skills, proven success in driving favourable outcomes on behalf of the tenant.
- Excellent stakeholder engagement.
- Experience working within retail franchise environment or tenant advisory role (highly regarded).
- Ability to work independently, whilst achieving role objective.
- Strategic thinker and innovator.
- Excellent written and verbal communication skills.
- The ability to set priorities, manage time and monitor performance.
- Solid organisational skills including attention to detail and multitasking skills.
- Experience in the use of Microsoft Office Suite, CRM systems (Dynamics).
Desirable:
- Experience in a retail franchise environment or tenant advisory role.
- Strategic thinker with a proactive approach to property sourcing and management.
- First Aid/CPR certification (optional).
Organisational Context
This role is available for part-time for full-time, flexible/hybrid working arrangements. This is a 12-month maternity leave contract. The Property Leasing Coordinator will report to the General Manager, Property & Projects and may require occasional interstate travel, early mornings, late nights, weekends, and/or public holidays. Workplace flexibility is available.
