Due to continued growth, we're looking for a Facilities Manager to join us in either Sydney or Brisbane .
In this role, you'll get hands on and bring structure to how we manage our assets and maintenance. You'll help build a clear, easy to -use system, streamline costs, and support our site teams with practical plans, training and tools.
You'll work closely with operations, development, HSE, finance and valuations, pulling together scattered information into one place and turning it into maintenance schedules, long-term asset plans, capex forecasts and smarter procurement.
You'll also run workshops (like pool plant basics and compliance) to help site managers keep their communities safe, efficient and well maintained .

Key Responsibilities
* Create an integrated asset platform (Excel → CMMS/EAM) with live registers, lifecycle plans, compliance status and embedded network details
* Coordinate preventative and planned maintenance with site teams, monitor results, and close out actions
* Produce 1/3/5/10 year renewal and capital replacement plans, analyse outgoings, and forecast OPEX / CAPEX to support business decisions (including rent review inputs)
* Centralise procurement opportunities; oversee compliance checklists, contractor access, vehicle/buggy registrations, and pool plant/equipment
* Partner with Development on new site handovers, identify sustainability improvements, and run practical workshops to upskill site teams on asset management and cost control
About You
* Proven experience in facilities or asset management across multi site portfolios (e.g., communities, parks, villages, hotels), with hands on exposure to maintenance planning and contractor coordination
* Strong commercial capability ; confident analysing outgoings, preparing OPEX / CAPEX budgets, and developing 1–10 year lifecycle and capital replacement plans
* Solid systems capability ; able to build and maintain asset registers and maintenance systems (CMMS/EAM). Familiarity with Beakon, Estate Master, BOSS or similar tools is advantageous
* Comfortable being onsite ; able to assess plant/equipment, review compliance items, and verify issues first hand (a trade background is helpful but not essential)
* Experience working with development/operations teams to ensure assets, handovers and maintenance plans are fit for purpose and operationally read y
