The Role
We are seeking a motivated and detail-oriented Assistant Property Manager to support our Property Management team in delivering high-quality service across a residential portfolio. This role is ideal for someone looking to grow their career in property management within a structured and supportive environment.
Key Responsibilities Leasing & Administration
* Assist with advertising properties and coordinating open for inspections
* Process rental applications and conduct reference checks
* Prepare lease agreements, bond lodgements, and compliance documentation
* Maintain accurate records within the property management system
* Assist with lease renewals and rental reviews
Renter & Rental Provider Support
* Respond to renter and rental provider enquiries promptly and professionally
* Coordinate routine inspections and prepare reports
* Assist in managing arrears in line with Victorian legislation
* Support with lease transfers and lease break processes
Maintenance & Compliance
* Log and coordinate maintenance requests
* Liaise with contractors and obtain quotes where required
* Ensure properties remain compliant with Victorian Residential Tenancies legislation
* Follow up on outstanding work orders and invoices
General Support
* Provide administrative support to the Senior Property Manager
* Assist with end-of-month reporting and portfolio tasks
* Contribute to continuous improvement of internal procedures
Skills & Experience
* Previous experience in real estate or property management (preferred but not essential)
* Current Agent's Representative Certificate (or willingness to obtain)
* Agent's Representative Certificate must be obtained within 3 months of commencement
* Strong understanding of the Victorian Residential Tenancies Act (desirable)
* Excellent communication and customer service skills
* High attention to detail and strong organisational skills
* Ability to manage competing priorities and meet deadlines
* Proficiency in Microsoft Office and property management software
* Property management software training will be provided for successful candidates
* Australian citizenship is required for this position
