Property Manager
We are seeking a skilled professional to take on the role of Property Manager.
This is a challenging opportunity for someone who enjoys working in real estate and wants to make a career out of it. The ideal candidate will have excellent communication skills, be able to work well under pressure, and be highly organized.
The Property Manager will be responsible for managing residential rental properties, including checking and approving tenancy applications, supervising the execution of tenancy agreements, and preparing and placing advertisements for available rental properties.
The Property Manager will also be responsible for maintaining regular communication with current landlords, organizing repairs and maintenance to managed properties, and conducting periodic inspections of managed properties.
The successful candidate will have a strong understanding of property management principles and practices, as well as excellent analytical and problem-solving skills.
A Current Agents Representative Certificate, a reliable car, and a current driver's license are essential requirements for this position.
Key Responsibilities:
* Check and approve tenancy applications
* Supervise the execution of tenancy agreements and associated documents
* Prepare and place advertisements for available rental properties
* Manage rental enquiries and show available properties
* Organize appointments and conduct open for inspections
* Maintain regular communication with current landlords
* Organize repairs and maintenance to managed properties and inspect where necessary
* Periodic inspections of managed properties (6-12 months)
* Condition reports
* Vacating or final inspection
* Prepare, lodge and present applications to the VCAT and act in accordance with orders
* Authorize payments of client's outgoings
* If required, attend to client's insurance claims and payments
* Carry out rent reviews
* Complete and file appropriately all Bond Lodgements, Bond Transfers and Bond Claims
* Attend meetings and training as directed
* Duties as requested by agency principal
* Identify challenges and be solution-focused to address these on behalf of and in collaboration with the team
* Identify strengths specific leverage and share best practice
* Property Me and Inspection Express knowledge is favourable
* Oversee Property Management team compliance with company policies and procedures as well as relevant legislation
