Job Summary

The Engineering Manager is responsible for overseeing the daily maintenance operations, ensuring that preventive and corrective maintenance, as well as projects, are completed on time and to the highest standards. This role also involves developing and implementing strategies to maximize efficiency and cost-effectiveness in the department while promoting a safe and positive work environment.



Main Responsibilities:

* Manage day-to-day operations of the engineering team, organizing and assigning work orders to engineers, ensuring timely completion to the highest standards, and closing out in building management software.
* Supervise all aspects of building maintenance, including preventative maintenance and repairs, house calls, room repairs, fixtures, property equipment, refrigeration, HVAC, plumbing, electrical systems, etc.
* Assist in administering recruitment, training, scheduling, job performance, and payroll for all engineering team members.
* Develop and implement plans to maintain property, equipment, and fixtures in good working order.
* Ensure hotel property compliance with local, state, and federal laws.
* Provide routine reports, proposal/bids on repairs or projects, review of service contracts (life safety, HVAC, lifts, plumbing, capital projects, yearly budgets, condominium reserve study) to the Director of Engineering.
* Maintain professional relationships with contractors, vendors, other hotel departments, and AOAO Condominium personnel to meet property needs.
* Monitor and optimize the hotel's preventative maintenance program, planning, scheduling, and evaluating programs.
* Ensure engineers have necessary supplies and equipment, and the Engineering shop is kept in good order.
* Upkeep property licenses and permits, elevator and handicap lift, fire detection and protection system, assembly permits, swimming pool, grease interceptor and waste oil, Underground Storage Tank (UST), boiler, FCC radio license, etc.
* Train engineers in safety and technical topics, emergency procedures, back safety, SDS, fire safety, ladder safety, etc.



Requirements

To be successful in this role, candidates should possess:

* A high school diploma or equivalent.
* Five years' experience in building maintenance, with at least two years' supervisory experience, and working knowledge of trades (electrical, carpentry, plumbing, painting/wallcovering, a/c and refrigeration, grounds/landscape).
* Proficiency in Microsoft Office Programs (Word, Excel, Outlook, PowerPoint).
* A valid Hawaii driver's license with a clean driving record.
* Strong written and verbal communication skills.
* Ability to sit (10%-50% of typical work shift) and work in an office environment.
* Ability to stand and walk for long periods (50% of typical work shift) for routine building inspections and follow-up.
* Ability to kneel, crouch, stoop, squat, and twist (20% of typical work shift) to inspect equipment or general inspections.
* Ability to climb hand-over-hand ladders (5% of typical work shift) to inspect roofs, cooling towers, ceiling, and lofts.
* Flexibility to work weekends, nights, and holidays as needed.
