This role will see you leading, mentoring and growing the East and South East Property Management division while taking full ownership of a premium portfolio. You will oversee a large team of Property Managers, Leasing staff and VA staff, driving performance, structure, service standards and financial outcomes.
The portfolio currently sits at approximately 2,500 properties, with team and rent roll growth expected, increasing long term earning potential.
THE SALARY:
Base wage of $130,000 plus 12% superannuation plus bonuses
On-Target-Earnings expected to reach $180,000+ per annum
THE LOCATION:
Inner Eastern Suburbs, Victoria
THE HOURS/DAYS:
Monday to Friday, 9:00am - 5:30pm
Additional hours/days may be required to support your team.
Office based, no WFH.
THE ROLE:
* Lead, mentor and support a team of Property Managers, ensuring strong performance and accountability.
* Oversee a 2,500 property portfolio.
* Drive operational performance, service consistency and client satisfaction.
* Work closely with other Team Leaders across the business to support cohesion and best practice.
* Monitor rent roll growth, retention and revenue optimisation opportunities.
* Maintain acceptable AAMI levels and minimise preventable losses.
* Collaborate with leadership on structure, strategy and process improvements.
* Take full ownership of the division and run it like your own business unit.
* Learn and manage the financial mechanics of the portfolio.
* Structure the department as you see fit.

* Proven experience as a Property Management Head of Department.
* Strong leadership skills with the ability to coach, mentor and motivate a team.
* Commercially minded with experience managing processes & people.
* Highly organised with strong operational capability and attention to detail.
* Confident, mature and comfortable running a division autonomously.
