The Dymocks Building is a ten storey destinational shopping centre with over 100 specialty stores and small business companies specialising in a range of activities including fashion, weddings, jewellery, health & beauty and personal & professional services.
**Description**:
**THE ROLE**:
As a hands-on Property Manager, you will manage all aspects of the property management and leasing of the iconic Dymocks Building ensuring maximum profitability for the Building.
Reporting to the Managing Director of Property, you will be primarily responsible for:
Managing the Dymocks Building in order to achieve and exceed budget targets for revenue, expenses, tenant retention and vacancy rates
Ensuring that the Group's WHS practices are applied in the building, including coordinating building safety and related committees
Conducting all lease negotiations for the Dymocks Building within Board guidelines as well and onboarding and offboarding tenants
Manage any tenant arrears
Managing the Promotion Fund for external tenants including coordinating the Fund's promotional activities throughout the year
Reviewing the financial performance on the asset on a monthly basis as well as completing an income and expense forecast
Supervision of the Group's Leasing Administrator and the building's Facilities Manager to ensure all compliance obligations are met and maintenance and repairs are undertaken in a timely manner and within budget
Assisting the Managing Director Property in the preparation of the monthly Board reports on the building
Ad hoc tasks associated with the role as required
**Skills and Experiences**:
Required Skills & Experience
Minimum of 3+ years experience in retail property management and lease negotiations on behalf of a private landlord is essential
Thorough knowledge and understanding of the current statutory and regulatory requirements, in particular the NSW Retail Leases Act and its regulations
Class 1 or Class 2 real estate licence preferred
Demonstrated strong business and financial acumen
Excellent verbal & written communication and interpersonal skills
Experience in leading, motivating and coordinating a small team
Tertiary qualifications in Real Estate
Demonstrated ability to collaborate and communicate with both internal and external stakeholders
Excellent planning, risk management and organisational skills
Demonstrated ability to prioritise work with conflicting and/or tight deadlines
Intermediate to advanced skills in Microsoft Office Suite particularly MS Excel, MS Outlook and MS Word
Experience in using property management software is essential
