About the Role
As a CBRE Engineering Director, you will manage the team responsible for managing the performance of MEP (mechanical, electrical, plumbing, fire and vertical transport systems) and maintaining business continuity throughout to provide overall quality control for all client properties within Australia and New Zealand (ANZ). The Engineering team is responsible for providing support, preventive maintenance, and repairs on all equipment and systems.
What You'll Do
* Report directly to the account ANZ Alliance Director with a dotted line to CBRE Global Head of Engineering and FM, working closely with the client's Head of Global Engineering and Head of Global Facilities Management.
* Oversight of engineering infrastructure with properties across Australia and New Zealand, including our clients owned Global headquarters in Sydney, leased corporate real estate and a data centre.
* Manage the engineering team to deliver continuity of business operations.
* In conjunction with Regional Procurement, ensure all maintenance contracts are in place with detailed scope as per manufacturers and client requirements. Attend/host periodic supplier governance meetings to monitor and review contractor performance, including ensuring appropriate supervision of subcontractors in the delivery of engineering services/projects.
* Negotiate with external partners, suppliers, and customers of divergent interests to reach a common goal to deliver a world class engineering function, using a risk based approach.
* Provide formal supervision and coaching to employees, conducting performance evaluations and oversight of development plans. Oversee the recruiting and hiring of new employees.
* Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines.
* Manage all critical equipment serving business operations to ensure continuity in operations.
* Manage our premises building compliance requirements, ensuring proactive compliance with current and emerging legislation, alarm management, maintenance procedures and requirements, design and construction oversight.
* Provide timely and meaningful monthly reporting and governance.
* Ensure safe operations.
* Oversee financial performance of engineering function including leading and approving annual operating budgets ensuring engineering team operate within approved spend and facilitating client approvals as required.
* Provide insightful reporting on all aspects of engineering performance and matters.
* Across Tenancy and Base Building Engineering and Facilities Management teams:
o Manage 20 year asset life cycle management for assets across all sites utilising CBRE systems. Oversee strategies and business cases to ensure continued reinvestment in assets.
o Ensure accurate, complete and timely documentation for all works undertaken with a focus on self-accountability.
o Utilise data to identify opportunities for meaningful insights to improve performance, reduce risk and optimise the cost base.
o Drive process improvement embracing new technology and change.
o Support a 'one team' approach within engineering, facilities management, guest relations, projects, safety, risk, procurement and finance teams.
* Apply a robust knowledge of multiple disciplines, the business, and key drivers which impact departmental and cross-functional performance.
* Lead by example and model behaviours that are consistent with CBRE RISE values. Persuade managers and other colleagues to take action while being guided by the organisation's functional business plans.
* Identify and solve multi‑dimensional, complex, operational and organisational problems by challenging the norm, thinking outside the box and identifying root cause and leveraging the appropriate resources within or outside the department.
* Provide innovative ideas such as smart building and/or ever evolving sustainability needs.
* Significantly improves and changes existing methods, processes and standards within job discipline.
* Ability to read, interpret, challenge and provide constructive feedback on construction drawings, design engineers, MEP, FP, and Architectural and other service providers.
* Attend construction/fit out meetings, provide quality input on feasibility at it relates to shutdowns or operational impact. Collaborate with project team on proper close out documentation, training and onboarding new vendors.
* Collaborate with teams such as IT, Security, Workplace Experience, Facilities and Procurement, internal and external.
* Provide innovative ideas such as smart building and/or ever evolving sustainability needs.
* Respond and manage all incidents in a timely manner and in accordance with the agreed escalation protocols with 24/7 on call support as required.
What You'll Need
* Bachelor's Degree in an Engineering discipline preferred with 8-12 years of relevant corporate real estate experience. In lieu of a degree, a combination of experience and education may be considered.
* Strong stakeholder management capabilities with ability to present/communicate effectively at all levels.
* Expert organisational skills, advanced inquisitive mindset, passion for data and strong ability to embrace change and new systems.
* Experience in the recruitment, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred.
* Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations, and manage issues.
* Leadership skills to set, manage and achieve targets with a direct impact on multiple department results within a function.
* In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
* Experience preferred in developing and managing organisational budgets.
* Deep knowledge of building systems including AHU, VAV, BMS, CRAC, CRAH, Glycol, Heat Exchangers, Pumps, VFD, Condenser and Chilled Water, electrical systems including ATS, STS, UPS, Battery Monitoring, circuit breakers, switch gear, BMS, Lighting Controls and Security Access Controls with ability to sense check electrical and mechanical capacity checks and perform load calculations from a high level.
* Critical thinking from a risk avoidance and high resiliency perspective.
