Role Overview
The Property Investment Strategist will work closely with the Manager – Real Estate Investment and Strategy to qualify, nurture, and manage a high volume of inbound leads generated from Meta, Google Ads, and other marketing campaigns (approximately 50–60 leads per week). More than 50% of the role will involve calling prospects, conducting discovery conversations, and identifying serious, investment-ready buyers to be handed over as hot leads to the manager for strategy sessions and deal closures.
This is a hands-on role that combines proactive outbound calling, structured follow-up, CRM maintenance, and basic investment due diligence, with a strong focus on building long-term client relationships and pipeline value rather than just one-off transactions. Training, scripts, and frameworks will be provided, and the role will suit an ambitious, growth-oriented professional who enjoys responsibility, problem-solving, and continuous learning.
Key Responsibilities
Lead Management, Calling & Nurturing
Call new inbound leads daily, conduct structured discovery calls, and qualify prospects based on budget, timeline, goals, and readiness to invest.
Identify and filter hot, investment-ready leads and book appointments/strategy sessions directly with the Manager – Real Estate Investment and Strategy.
Nurture warm and long-term leads with regular follow-up calls, emails, and messages, ensuring consistent engagement until they are ready to proceed.
Maintain detailed call notes, next steps, and follow-up tasks within the CRM to ensure no opportunity is missed.
Proactively re-engage past leads and database contacts to generate new opportunities and repeat business.
CRM, Data & Workflow Management
Manage opportunities, communication, and workflows via the CRM, ensuring all lead, appointment, and deal information is up to date and accurate.
Track lead stages from first contact to handover/appointment and provide clear visibility of pipeline health and conversion opportunities.
Analyse lead sources, conversion patterns, and client behaviour to provide feedback on campaign quality and opportunities for improvement.
Prepare simple reports on weekly calling activity, appointments booked, and key pipeline metrics for review with management.
Investment Research & Due Diligence Support
Conduct thorough due diligence on potential purchases, including reviewing location fundamentals, project details, and key risk/return factors under guidance.
Use RP Data, CoreLogic, and internal systems to identify value, review comparable sales, and support preliminary assessment of potential investment options.
Assist in preparing basic investment briefs, property shortlists, and supporting information for buyer appointments and strategy sessions.
Keep up to date with relevant market trends, infrastructure updates, and project changes to support informed conversations with clients.
Client Engagement & Relationship Building
Liaise with clients and guide them through the early stages of the buying process, including initial education, discovery, and alignment of goals.
Conduct buyer appointments and presentations (online) where appropriate, following established frameworks and under ongoing guidance and training.
Maintain strong buyer relationships throughout the sales journey, keeping clients informed of market trends, project updates, and key milestones.
Build and maintain relationships with real estate agents, developers, and other stakeholders as required to support deal flow and information access.
Business Development Support
Support broader business development and growth initiatives, including database reactivation, campaign follow-up, webinar attendee's follow-up, and event-related outreach.
Provide feedback from conversations with leads and clients to help refine marketing messages, target markets, and offer positioning.
Represent Koala Invest with a high level of professionalism, integrity, and client-first focus at all times.

Qualifications & Experience
2–5 years' experience in sales, inside sales, tele-calling, or client-facing roles (real estate or financial services experience highly regarded).
Prior experience working with CRMs, sales pipelines, or lead management tools.
Exposure to real estate, property investment, or related advisory environments will be an advantage but is not essential; strong willingness to learn is crucial.
Key Performance Indicators (KPIs)
Number of quality discovery calls conducted per week.
Volume and quality of hot leads/qualified appointments handed over to the Manager.
Conversion rate from appointment to deal (in collaboration with the Manager).
Lead engagement and nurture effectiveness (contact rate, follow-up discipline, and reactivation of past leads).
Accuracy and completeness of CRM data and reporting.
