* Site Visits: We'll fly you to Exmouth periodically to maintain face-to-face relationships with owners and conduct strategic inspections.

Your Impact
As our Perth-based lead, you will be the bridge between our local Exmouth boots-on-the-ground and our sophisticated investor base.
* Strategic Management: Oversee end-to-end management through the AILO Platform.
* Owner Relations: Act as the primary point of contact for savvy investors who expect high-level communication and legislative expertise.
* Compliance Mastery: Ensure the portfolio remains 100% compliant with the WA Residential Tenancies Act.
What We're Looking For
This is a role for a self-starter who doesn't need a manager looking over their shoulder.
* Experience: 5+ years in Senior Property Management (WA experience is essential).
* Digital Proficiency: You must be an expert in paperless property management and virtual communication tools (Zoom/Teams).
* High EQ: The ability to build strong relationships over the phone and via video—making owners feel your presence even from 1,200km away.
* Travel Readiness: Willingness to travel to Exmouth for scheduled site visits and team strategy sessions.
* About You
o Demonstrated experience with implementing and managing a process orientated workplace
o Strong knowledge of tenancy legislation
o Exceptional communication and relationship-building skills
o Highly organised and able to work independently
o Confident in resolving issues with professionalism
o Strong attention to detail and time management
o Current property management/real estate registration
o Valid driver's licence
Key Responsibilities
* Manage a well-maintained property portfolio
* Build and manage strong relationships with landlords and tenants
* Encourage and facilitate growth of the rent roll
* Compliance and trust accounting
* Implementation of internal processes
* Oversee the conduct of routine, final, and entry inspections
* Oversee the management of maintenance requests and coordinate contractors
* Oversee the preparation and review tenancy agreements
* Arrears management and conflict resolution
* Assist in mentoring, managing and supporting junior team members
