Position Overview
The Sales Manager is responsible for managing and driving the sale of industrial units across Chateau Developments' projects. This role oversees the full sales lifecycle of each development, ensuring all units are effectively positioned, marketed, and sold within target timeframes. The focus is on maximising revenue, maintaining momentum across releases, and leveraging strong industry networks to secure buyers and investors.
Key Responsibilities
Industrial Project Sales Management
* Manage the sale of industrial units across all active developments from launch through to sell‐out
* Develop and execute project‐specific sales strategies aligned with market demand
* Monitor stock levels, pricing, and buyer activity to maintain consistent sales momentum
* Control staged releases to optimise absorption rates and pricing outcomes
Agent and Channel Management
* Manage relationships with commercial agents and broker networks
* Provide clear direction, pricing, and project information to all sales channels
* Track agent performance and enforce accountability to sales targets
* Expand and leverage agent networks to increase market reach
Buyer and Investor Engagement
* Engage directly with investors, owner‐occupiers, and commercial buyers
* Conduct project presentations, site inspections, and deal negotiations
* Manage the sales process from initial enquiry through to contract execution
* Maintain consistent follow‐up to drive conversion and minimise fallover
Pricing and Market Strategy
* Analyse comparable industrial developments and local market conditions
* Recommend pricing strategies, incentives, and release timing
* Adjust positioning based on enquiry levels and buyer feedback
* Ensure each project remains competitive within its submarket
Marketing Coordination
* Work with the marketing team to align campaigns with sales objectives
* Provide input on project branding, messaging, and campaign performance
* Ensure all marketing material accurately reflects product and pricing strategy
Reporting and Pipeline Management
* Maintain accurate reporting on enquiries, deals, and conversion rates
* Track project performance against sales and revenue targets
* Provide regular, direct reporting to senior management
* Identify risks to sell‐through and implement corrective actions
Skills and Attributes
* Proven experience in commercial or industrial property sales
* Strong understanding of industrial assets, investor behaviour, and leaseback models
* Established network within commercial agents and investor channels
* High‐level negotiation and deal‐closing capability
* Strong commercial judgement and market awareness
* Ability to manage multiple projects simultaneously
* Direct, results‐driven approach with strong accountability
* High attention to detail and reporting accuracy
Reporting Structure
* Reports directly to the Director or Development Manager
* Works closely with Marketing and Project Delivery teams
* Manages external commercial agents and sales channels
Performance Indicators
* Sell‐through rate of industrial units within target timeframes
* Achievement of project revenue and margin targets
* Conversion rate from enquiry to executed contract
* Performance and output of agent network
* Accuracy and consistency of sales reporting and forecasting
Other Duties
* The employee shall perform any other duties as reasonably directed by the Employer that are within the employee's skills, competence, and training.
