Apartment Stay is a boutique holiday property management agency based in central Surfers Paradise. We manage a curated portfolio of short-stay holiday apartments in Surfers Paradise within easy walking distance from our modern centrally located office in the heart of Surfers Paradise. Our guests expect a five-star experience, and our property owners trust us to deliver it. We're a small, close team that takes pride in our work and genuinely loves what we do.
As we grow our portfolio, we're looking for an experienced and enthusiastic Holiday Property Manager to join us on a part-time basis.
The Role
This is a hands-on, varied role that sits at the intersection of property management, guest services, and operations. You'll be the key point of contact for both property owners and holiday guests, ensuring every stay is seamless and every property is presented to the highest standard.
Approximately [X negotiable] hours per week, with flexibility required across weekdays and some weekend availability during peak periods.
Your day-to-day will include:
* Managing bookings across platforms including Airbnb, Expedia, Booking.com, and direct channels
* Coordinating guest check-ins, check-outs, and responding to guest enquiries promptly
* Liaising with owners regarding property performance, maintenance, and upcoming bookings
* Scheduling and quality-checking cleans between stays
* Arranging maintenance and trades when required, and following up to completion
* Conducting property inspections and preparing condition reports
* Assisting with listing optimisation — photos, descriptions, and pricing reviews
* Managing owner statements and basic trust accounting administration
* Ensuring properties comply with Queensland short-term rental regulations and safety requirements
* Other duties as needed.
About You
You're organised, a natural communicator, and you genuinely enjoy delivering great guest experiences. You know how to juggle multiple properties without dropping the ball, and you take ownership of problems rather than passing them on.
To be successful in this role you will have:
* A current Queensland Certificate of Registration (real estate) — must have
* Previous experience in property management, holiday letting, or short-stay accommodation — highly regarded
* Strong knowledge of booking platforms (Airbnb, Booking.Com, Expedia etc) and/or property management software (PropertyMe, Hostaway, Guesty or similar)
* Excellent communication skills — written and verbal
* A reliable vehicle and current driver's licence
* High attention to detail and a proactive approach to problem-solving
* Availability to be available and contactable on a rotating basis for urgent guest or property matters
* An interest in working with advanced software solutions to deliver better outcomes
* An interest in marketing
