As a Portfolio Strategist, you will play a key role in analyzing and optimizing the performance of our growing portfolio. Your expertise in financial modeling and data analysis will help drive informed investment decisions and strategic planning.

Your responsibilities will include:
">
1. Providing analytical support across the portfolio, building and maintaining comprehensive financial models, and ensuring consistency and quality of data.
">
2. Assisting in the development of asset and portfolio business plans, highlighting performance against those plans throughout the year, identifying key risks and opportunities, and providing actionable insights.
">
3. Supporting capital events, including refinancings, dispositions, equity recapitalizations, and acquisitions, by leveraging your knowledge of market trends and internal income and operating expense data.
">
4. Maintaining an understanding and ensuring compliance with relevant partnership agreements, loan covenants, and other contracts, identifying potential risks associated with these agreements, and communicating timely and presenting mitigation strategies to senior leadership.
">
5. Working closely with property management teams to obtain timely operating performance data and providing individual and consolidated reporting as required to senior leadership and for inclusion in external partner reports.
">
6. Developing an understanding of local market conditions in all relevant sub-markets and providing strategic analysis and recommendations for maximizing profit and minimizing risk by leveraging this knowledge.

7. Providing ongoing portfolio-wide analysis and looking to maximize and share operating best practices and efficiencies between individual assets.
">
8. Seeking out opportunities to optimize revenue, identify new income streams, and reduce expenses within a portfolio.
">
9. Providing guidance on capital improvement projects, unit renovations, leasing activities, marketing initiatives, revenue enhancement alternatives, and expense management.
">
10. In coordination with property managers, setting, coordinating, and maintaining property management budgets throughout the year.
">
11. Collaborating productively with internal functions groups, including Marketing, Finance/Accounting, Development, and Investor Relations.
">
12. Identifying technologies to enhance operational excellence and performance across the portfolio.
">
13. Providing strategic input regarding hold/sell decisions incorporating operations and capital markets knowledge.
">
Requirements:
">
14. A Bachelors degree in real estate, finance, business, or a related field is required.
">
15. 2-4 years of real estate investment or asset management experience, including involvement in operational, asset, and portfolio strategies, with experience across various asset classes and in multiple markets being beneficial.
">
16. Strong proficiency in Argus, Microsoft Excel, and Powerpoint.
">
17. The ability to interact effectively with employees at all levels, including senior executives.
">
18. Strong analytical and problem-solving skills, with a demonstrated ability to interpret complex financial models.
">
19. The ability to adapt to new challenges in a dynamic and fast-paced environment while handling multiple projects.
