**What this role involves**:
Transport Asset Holding Entity of NSW (TAHE) is a state owned corporation and is the owner of an extensive portfolio of railway network assets across NSW, including tracks, trains, stations, and significant land holdings around stations such as retail spaces. The TAHE portfolio is a diverse portfolio and includes commercial/ retail/ industrial/ residential and community leasing. Experience will be gained with managing sites at stations and around corridors. with a number of stations looking to upgrade, creating diverse retail opportunities.
You'll have the ability to work with Transport for NSW who is the custodian of the TAHE assets to raise the standard and profile of the TAHE portfolio, optimising performance of the properties under management including maximising rental income, controlling expenditure, assisting our Credit Controller on debt management and working alongside the JLL Leasing team, completing negotiations with tenants on lease renewals.
A snapshot of the day-to-day responsibilities.
Liaising with your team and TfNSW on a regular basis to ensure strong relationships are maintained and a high level of satisfaction is met
Obtaining a thorough knowledge of the Property Management Agreement (PMA and the updated deed of variation)
Preparing income and expenditure budgets and outgoings reconciliations using the format approved for use by the client
Negotiating leases, lease renewals and rent reviews
Compiling regular reports, providing information to clients as required including a monthly report covering financial, building and lease management
Maintaining the legal and financial aspects of the portfolio on our property management system including production of arrears reports and tenancy schedules
Tenant liaison utilising the JLL Customer Service Centre as the first point of contact for all matters
Inspecting and reporting on the condition of the properties in the portfolio and arranging any necessary related works
Authorising of accounts and invoices online for payment
Taking delivery of property risk assessments, confirming these are tracked to completion

Proven experience in commercial or retail property management with good financial acumen.
You have a reputation for providing friendly, timely and effective service towards clients, tenants and contractors and you're a team player who loves collaborating with your peers yet can also work autonomously.
Tertiary qualifications in commercial property, land economics or related discipline
A Real Estate Licence or NSW Certificate of Registration is required.
