On offer is a position that can be built to suit the Employer and Employee. Thought Leaders Real Estate management team is seeking an experienced and driven Property Manager to join our team in Duncraig, WA. You will be responsible for managing a portfolio of approximately 85 residential properties. The focus is predominantly on excellent landlord and tenant communication and understanding the entirity of what an investment property is. As the portfolio is quite small compared to industry standard, it is currently being managed over 4 days. The intent is for growth of this portfolio and we would structure the hours and remuneration based on those growth targets in consultation with the successful candidate.

We have structured the role to be assisted by a leasing manager who takes care of the leasing responsibilities including pricing, marketing, communications with the landlord, opens, applications, presenting applications and acceptance.
Further assistance is delivered by our in house inspection agent. 90% of routine inspections are completed by the inspection agent on behalf of the property manager. The property manager completes the first inspection of each new tenancy or property to ensure everything is off to the right start. Our inspection agent is highly experienced and familar with all our properties.
Our 2 property managers further benefit from a shared in house admin support. Current jobs completed by the admin support include entering of creditor invoices, entering tenancy invoices, preparing and sending out agreed leases upon renewal, assisting leasing from data entry of new tenancies, communications, lodging bonds and preparing leases and packs for new tenancies and any general assistance required, they are really great support.
Another level of support includes the engagement of an external reporting agency to complete all Property Condition Reports. They can also be engaged on an adhoc basis to conduct overflow Final Bond Inspections as the need may arise.
The Licensee of the business completes the trust accounting including statement runs, owner payments, creditor payments, daily receipting, all EOM compliance and processing and all annual auditing and compliance. We have a separate New Business Manager who handles the enquiry, appraising and sign up of new managements.
We utilise PropertyTree management and trust software combined with Inspection Express for 360 RI's, FBI's and PCR's and their paperless office suite for tenant PCR sending and leases.
What you'll be doing
Providing strategic advice to landlords on maximising the value of their investments
Managing tenant relations, including lease renewals, rent reviews/arrears and addressing any tenant concerns
Co-ordinating property maintenance as and when required
Reviewing routine inspection reports, overseeing the finalisation of the tenancy
Delegating and leveraging the support on offer to the maximum benefit of our clients and the role.
What we're looking for
Around 2 years' minimum experience in residential property management and someone who is 100% a team player and wants to be part of a helpful and supportive culture.
Strong customer service and communication skills, with the ability to build positive relationships with tenants and landlords
Excellent organisational and time management skills, with the ability to prioritise and multi-task
Up-to-date knowledge of relevant legislation, current property management registration (WA) or higher
Experience in using PropertyTree property management software preferred but not essential and Microsoft Office applications
Current unrestricted WA Drivers License and vehicle, the use of personal vehicle for the role is very minor
Australian work rights are required for this position
